The Assistant Maintenance Supervisor assists the Maintenance Supervisor with oversight and performs technical and mechanical work that ensures the interior and exterior of buildings, grounds, amenities, and common areas of the communities meet the Company's standards for cleanliness, appearance, safety, and overall functionality. This position is responsible for maintenance operations at Seasons of Cherry Creek comprised of 3 high-rise towers.
ESSENTIAL DUTIES & RESPONSIBILITIES
Alongside supervisor, troubleshoots and resolves issues involving building operations systems (e.g. plumbing, electrical, HVAC, boiler systems, flooring, windows, etc.) throughout the campus.
On call policies and procedures are required.When there is an inch of snow accumulation or more, it is required to shovel snow. Holidays are not excluded from snow removal duties.Serves as primary point of contact to all property team members for non-escalated maintenance needs during regular business hours.Serves as on-call primary maintenance technician after business hours.Maintains familiarity with and acknowledges on-call policies and procedures.
Confirms that all requirements will be carried out.Occasionally oversees larger Repairs & Maintenance and minor capital projects, as assigned by supervisor.Works closely with vendor partners to coordinate any required escorts to occupied units.Assigns escort team member based on level of impact their absence will have on properties.
Monitors inventory of property maintenance supplies and organizes order forms to submit for ordering process.Communicates replenish requests and / or expenses incurred to supervisor, in order to track expenses against budgeted figures.
Assists with the coordination and timely completion of preventative maintenance programs for each building.Preventative maintenance should take place at least once per year, and should include, but are not limited to : smoke detector inspections and battery replacement, filter replacements, leak inspections, pet and / or resident damage notifications, and appliance maintenance (e.g. fridge, stove, dishwasher, washer and dryer, heating elements, etc.).
Identifies and corrects any hazardous property conditions immediately, when possible.Reports all hazardous conditions to supervisor.
Ensures that all safety logs (I.e. pool, snow removal, and emergency phone logs) are completed as required, and any deficiencies are promptly addressed.Actively participates in and assists with coordination of weekly maintenance meetings and safety trainings.Property Inspections :Inspects all properties on a daily basis, including interiors and exteriors, in accordance with the Company Hospitality Model.
Utilized MIQ inspections for safety walksCoordinates inspections for all move-ins.Utilizes "theory of left" while inspecting final make-ready units.
Communicates any areas of opportunity or action items to Make Ready Technician prior to new resident move-in.Inspects all maintenance shops, storage closets, and parts inventory on a weekly basis.Ensures these areas are free of clutter and organized in a manner that supports team members to find items, ensuring minimal lost time.
SUPERVISORY RESPONSIBILITIES
The maintenance department ensures the safety, functionality, cleanliness, and aesthetics of the interiors and exteriors of buildings, grounds, amenities, and common areas. To this end, the Assistant Maintenance Supervisor assists the Maintenance Supervisor. The Assistant Maintenance Supervisor has zero direct reports. Total of 5 maintenance technicians.
Trains all maintenance team members according to procedural guidelines and checklists created by supervisor.
Leads, coaches, and gives feedback to all maintenance team members to ensure assigned tasks are carried out in a timely manner.Delegates resident services requests to members of the maintenance team on a daily basis, including completion, close-out of service, and management requests, with consideration for an organized team workflow.Frequently checks in with maintenance team members to ensure all are set up for success.Provides timely guidance and feedback.
Provides direct oversight of the make ready process, including monitoring of make ready progress on the make ready tracker.Stands in for supervisor in their absence.Maintains professional and calm demeanor to support management team with supervisory-related requests.
As needed, assists with recruiting and interviewing potential candidates for team member positions.Communicates further education opportunities to team members and encourages their participation.Communicates questions, concerns, and guidance needs to supervisor.Reports any team member performance-related issues to supervisor in a timely manner.Demonstrates highly effective leadership and supervisory skills at all times.On call policies and procedures are required.When there is an inch of snow accumulation or more, it is required to shovel snow. BASIC
Strong working knowledge of HVAC, electrical, and plumbing systems; appliance repair; and general carpentry.Must maintain a valid driver's license.3 – 5 years supervisory experience in Multi-Family property or hotel environment.Proficient with MS Office Suite (e.g. Outlook, Excel, Word).Understanding of Fair Housing legislation.Ability to assist with supervision and development of large teams.Ability to participate in on-call rotation, as assigned by supervisor.Must be able to provide proof of eligibility to work in the U.S.High School Diploma or equivalentStrong customer service and relationship skills required. COMPENSATION
WAGES
This position is paid hourly in the range of $33.50 - $36.00 / hourly.Exact salary is determined within the stated range by merit; seniority; production rate and / or quality; geographic location; education, training, and / or experience related to job duties and responsibilities; or travel required by the position.Potential additional compensation includes – 5% potential annual bonus based off base salary.BENEFITS
