Urban Building Group is a Charlotte, NC based Design / Build Firm specializing in Custom Homes & Renovations since 2004. We are looking to hire a full-time on-site Preconstruction & Estimating Director. The Preconstruction & Estimator Director will be responsible for leading the preconstruction process and accurately estimate the costs associated with each project. This position requires a strong understanding of construction methods, operations, & industry trends. This position will collaborate with various stakeholders to ensure effective communication and budgeting through the pre-construction phase.  Responsibilities : o Conduct thorough site visits and assessments to gather essential project information. o Analyze project plans, specifications, and blueprints to identify materials and labor requirements. o Prepare detailed cost estimates for residential remodeling and new construction projects, including materials, labor, equipment, and subcontractor costs. o Utilize estimating software and industry databases to ensure accuracy. o Review, audit, and edit scope of work contracts limiting company liability, as well as detailing inclusions and exclusions based on each project. o Maintain strong relationships, solicit, and evaluate quotes from suppliers and subcontractors to obtain competitive pricing. o Track project costs throughout the construction process, identify potential cost overruns or savings opportunities. o Suggest value engineering solutions to optimize project costs without compromising quality. o Collaborate with the team to explore cost-effective alternatives. o Stay updated on industry trends, materials, and construction techniques to ensure cost estimates reflect current market conditions. o Create and issue purchase orders, checking for accuracy against quotes and scope of work for purchasing approval. o Knowledge of local zoning and permitting processes.  Operational Excellence : o Provide general office oversight to ensure smooth day-to-day operations. o Assign drafting projects and scheduling. o Assist in the development and implementation of company policies and operational procedures. o Work collaboratively with sales and design team, project managers, office staff, and trade partners. o Anticipate and prevent problems, overcome obstacles, and generate solutions. o Organize and complete assigned tasks according to established procedures, deadlines, and department parameters. o Reliable to complete tasks accurately and thoroughly. o Driven to do a great job and learn new things. o Commitment to Company’s vision and values, policies, and guidelines.  Required Skills & Talents : o Effective communication and negotiation skills. o Proficient knowledge in office programs, bid software, Excel, & CAD. o Ability to read plans, scope specifications, and an understanding of NC Building Codes. o Leadership qualities. o Proven experience as an estimator in residential remodeling and new home construction. o Strong knowledge of construction materials and methods. o Excellent mathematical and analytical skills. o Exceptional attention to detail and accuracy. o Ability to work in a fast-paced, deadline driven environment.
