Position

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

• Personnel Management
• Regular / daily onsite attendance is required
• Screen, hire, train, coach, and develop on-site staff using consistent techniques & company directives
• Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks
• Complete weekly / daily office & maintenance staff schedules and assignments
• Address performance problems, document appropriately, communicate with supervisor and HR, and terminate when necessary
• Promote harmony and quality job performance through supportive leadership
• Ensure staff compliance with Company policies and procedures
• Financial Management
• Aim to maximize net operating income through cost control and revenue & leasing improvement; identify trends and advise strategies
• Develop yearly operating budgets / forecasts
• Monitor timely receipt and reconciliation of deposits, rent collections, and charges
• Monitor timely receipt, reconciliation, and coding of vendor invoices
• Ensure property closeout is completed on time and ownership financial reports are accurate
• Strategic Leasing Management
• Develop yearly marketing plan and implement marketing strategies & systems
• Ensure leasing techniques are effective to close leases, with accurate documentation and reporting
• Address resident complaints, concerns, and requests to ensure satisfaction
• Develop and implement resident retention programs
• Show, lease, and move-in prospective residents
• Administrative & Maintenance Management
• Ensure all administrative & leasing reporting is accurate and on a timely basis
• Head emergency team for the property; respond to emergencies per company guidelines to minimize liability
• Maintain property appearance and ensure timely repairs; conduct regular property inspections
• Plan and utilize property resources, equipment, and supplies economically
• Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency
• Education / Experience
• High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
• Ability to understand on-site software functions; basic computer skills required
• Basic knowledge of Fair Housing Laws and OSHA requirements
• Physical Requirements
• Must be able to communicate with others, sit / stand for extended periods, and work overtime, weekends, and nights as needed (emergencies)
• Ability to move about, inspect, and work in various environments; ability to lift up to 25 lbs
• License / Equipment
• Must have reliable transportation due to on-call requirement

Salary Range : $28 per hour to $31 per hour
