Associate Project Leader
Simultaneously manages the life cycle of multiple small to medium size renovation and upgrade general construction projects including developing scope of work, line-item pricing, negotiation with clients, and subcontractor selection. Working closely with client representatives to ensure expectations are met. Duties include :
- Managing the life cycle of each project from conceptual stage to final completion in accordance with the contract requirements
- Coordinating site visit meetings, documenting existing conditions, producing quantity takeoff and developing detailed line item estimate based on the project scope of work, site visit findings, drawings and specifications; utilizing estimating software to procure line item pricing proposal; conducting discussion / clarifications with clients representative to finalize scope of work and pricing proposal
- Preparing subcontractors bid packages, conducting pre-bid meetings and soliciting subcontractors pricing : Utilizing submittal log to establish required submittals and deliver to client
- Developing and maintaining detailed construction schedule
- Supervising and coordinating subcontractors on-site activities
- Ensuring project close-out documentations are submitted to client including as built drawings, closing permits, warranty and O&M manuals
Qualifications and Skills Requirements :
B.S. Degree in construction / engineering related degree is highly preferred, Associate degree in construction / engineering related degree is preferred, Prior JOC experience is highly preferredMinimum of 5 years' experience in the general construction industry with a commercial or industrial general contractor managing and coordinating multiple building renovation and upgrade projects and multi trade subcontractorsExperienced in producing detailed lump sum, fixed price estimates based on subcontractors pricingExperience with producing estimates utilizing line item pricing from RS Means or other published unit price book is a plusStrong knowledge of construction means and methods including the ability to read and interpret engineering drawingsExperience in conducting site visits and producing written scope of workExperience working with MS Project, MS Word, MS Excel, estimating and scheduling softwareUnderstands the principals of Performance Based Construction is preferredAbility to interact and negotiate with clients and end usersGood oral and written communication skillsAbility to work well in a team environmentClean driving record required, drug testing will be requiredBrown & Root Industrial Services is an equal opportunity employer.
