job_description.job_card.job_descriptionPrepare vacant apartments to market ready condition Respond to resident requests and work orders promptly Perform on-call emergency services as required (rotation shared with other maintenance techs) Perform plumbing, appliance and electrical repairs, lock repairs / replacements, smoke alarm maintenance, and window / door screen repairs Perform preventative maintenance tasks (examples include filter changes, asset collection, HVAC coil cleaning, flushing hydrants, and garage door preventive maintenance Communicate maintenance concerns to Property Manager Maintain cleanliness of grounds and common areas Perform daily pool tasks (cleaning, checking water levels, maintaining chemicals) Proper use of maintenance materials, tools, and equipment Maintain professional and courteous attitude with residents and coworkers Prepare vacant apartments for market-ready condition Respond to resident requests and work orders promptly Perform on-call emergency services Conduct plumbing, appliance, and electrical repairs Perform preventative maintenance tasks Communicate maintenance concerns to Property Manager Maintain grounds and common areas Maintain clean and safe work areas Use maintenance materials and equipment responsibly Maintain professionalism in all interactions Locally owned, built, and managed properties Community involvement & volunteer opportunities A supportive team environment Opportunities for professional growth and development On call bonus On call pay rate is overtime rate of 1.5 Quarterly bonus Phone Stipend Vacation, holiday, sick / personal time 401k retirement plan with employer match Life insurance Medical and dental insurance Health savings account and flexible spending account Short term disability insurance Rent discount for T.R. What is a Maintenance Technician?
This job offers a variety of tasks with focus on the maintenance and upkeep of the company's properties. The primary Maintenance Technician responsibility is to maintain the properties in market-ready condition and respond to resident requests and work orders in a timely manner. This role requires a detail-oriented individual who can perform a variety of maintenance tasks and work efficiently in all types of weather conditions.
