Summary
The Facilities Cost Analyst / Estimator is a highly skilled and detail-oriented position that supports our dynamic team in delivering retail construction projects across the enterprise. This role is critical in ensuring financial integrity and cost efficiency throughout the lifecycle of our construction initiatives. Possesses deep expertise in construction cost estimating, budget management, cost control, and financial reporting, with a strong understanding of Guaranteed Maximum Price (GMP) contracts and the ability to audit and align them with project goals. This position requires a strategic thinker with excellent analytical and communication skills who can collaborate effectively with cross-functional teams and stakeholders.
Duties and Responsibilities
Preconstruction Responsibilities
- Manages multiple projects concurrently.
- Collaborates with project managers to establish clear objectives for the project.
- Work with coct consultant on quantity takeoffs and develop concept estimates of expected project costs
- Responsible for tracking and mitigating overages in project budgets through a well documented Value Engineering process.
- Provide input to Facilities Project Managers on project RFPs and bid instructions, clarifications and bid assumptions for issuance to perspective bidders for all scopes in estimate.
- Clearly delineate scope assure cost responsibility is understood by all parties.
- Prepares estimate deliverables for establishing the SAI standard approval milestones.
- Responsible for the audit-trail with adequate documentation for all communication and estimates presented to Vice President of Facilities.
- Analyzes bids received and conducts post-bid interviews in conjunction with Facilities Project Managers.
- Implements and manages systems and processes for conceptual estimating that provide complete and dependable budgets; sound constructability and value engineering options; and competitive estimates from qualified contractors.
- Ensure that project quantities are understood and unit prices are within acceptable ranges that deliver value to SAI.

Cost Analysis / Operations Responsibilities
Manage costs on multiple projects concurrentlyProduce monthly, accurate and timely financial reports, including project expenditure forecasts and budget status updates. Provide portfolio financial health summary report to VP of facilities.Develop and maintain project budgets, including managing GMP contract formats and perform contract audits as necessarySupport project scope buy out with Facilities Project Managers as necessary.Implement strong project cost control, including tracking scope changes and implementing cost-saving measures in partnership with facilities project managers.Verifies costs and validates change order process after the Guaranteed Maximum Price has been established with General Contractors.Ensure change requests are following contracts.Maintain the department cash flow projections reflective of cost to date and forecast at complete for portfolio.Review monthly updates with VP of Facilities Development.Maintain a project historical cost database for reference as future development plans evolve.Analyzes fees, general conditions and other costs for consistency across SAI Facilities platform.Ensure progress payments, invoice processing are independently validated prior to payment.Ensure all required contractual deliverables accompany the pay applications reports, schedule updates etc.Culture, Leadership and Employee Development
