Responsibilities
- Perform Plan Reviews.
- Review RFP – including plans, specifications, sketches, geotechnical reports, design narratives, Addenda, etc.
- Attend pre-bid meetings, perform site inspections, verify existing conditions, and analyze factors that may affect constructability (e.g., location of powerlines, access for deliveries).
- Conduct a page turn to determine scopes of work and required contents of the estimate.
- Prepare bidders lists tailored for each project, selecting subcontractors most appropriate for the project and most likely to bid.
- Prepare requests for subcontractor quotations and provide analysis of subcontractor quotes.
- Follow up with subcontractors during the bidding period to maintain communications, gauge interest, and field RFI's.
- Perform site visits with subcontractors.
- Prepare bid tabs, highlighting portions of the work that subcontractors may or may not have included.
- Prepare detailed and accurate Qualifications & Assumptions.
- Collaborate with Project Operations to develop a Construction Management Plan and a Project Schedule.
- Prepare and review with Project Operations a detailed General Conditions and Project Requirement study (considering a "how will we build this" approach).
- Write Scopes of Work and Prepare Subcontract Agreements.
- Take the lead with estimating, budgeting, and bidding of projects.
- Manage workload to ensure adequate time and resources are allocated for each project.
- Plan to meet the bid deadline and communicate needs, critical factors, and potential roadblocks that may impact submission.
- Prepare estimates by performing a complete take-off of the Scope of Work, including :
- Bulk Quantity Take-offs.
- Man-hour Estimates.
- Material & Unit Price Estimates.
- MEP Systems & Equipment Estimates.
- Prepare conceptual estimates from preliminary design documents.
- Engage subcontractors and suppliers to ensure pricing accuracy.
- Evaluate active and past projects to create a historical cost database.
- Support and maintain Estimating Department historical data files.
- Prepare budget comparisons between current and previous estimates.
- Maintain working documents as back-up for estimate figures, including current information on unit prices from suppliers.
- Provide support for Project Operations as directed.
- Assist with the final assembly of estimates and pricing to clients.
Qualifications
Bachelor's degree in civil engineering, construction management or related disciplines is required.3-6 years of estimating experience in related construction fields (emphasis on hard-bid, design-build, and Pre-Construction services).General knowledge of all aspects of construction (field experience is a plus).Awareness of new energy-efficient / sustainable building practices (PassiveHouse Certifications are a plus).High attention to detail and quality control.J-18808-Ljbffr
