Position
Maintenance Supervisor
Responsibilities
- Maintenance Management : oversee maintenance operations of the community, including service requests, preventative maintenance, and safety compliance; supervise assigned staff and vendors with the Community Manager.
- Onsite presence : regular / daily attendance required; coordinate, schedule, and respond to resident / management requests and work orders.
- Repairs and replacements : ensure repairs and replacements for common areas and units; inspect grounds and facilities daily to identify hazards and liability concerns.
- Inventory and budget : manage maintenance supplies inventory within budget guidelines; maintain preventative maintenance program to extend asset life and minimize future repairs.
- Maintenance shop and safety : maintain a well-organized shop, adhere to safety standards and OSHA guidelines; promote safe work practices and hazard communications.
- Documentation and inspections : maintain records of service requests, EPA / OSHA standards, preventative maintenance, make-ready status, and work in progress; participate in unit inspections as requested.
- General upkeep : assist with upkeep, cleaning of offices, common areas, and model units; participate in on-call emergencies at the community.
- Resource planning : plan and utilize property resources, obtain bids, and manage vendors / contractors to ensure quality and cost-effective service.
- Project oversight : give direction to maintenance, construction, and rehabilitation activities to ensure quality and timely completion.
Personnel Management
Under the direction of the Community Manager, supervise, train, and schedule maintenance staff; monitor progress and provide immediate assistance as needed.Provide input on employee performance evaluations; ensure staff development through training, coaching, and guidance in line with Asset training benchmarks.Foster a positive team environment and maintain high standards of job performance.Customer & Resident Relations
Maintain excellent customer service and monitor service request turnaround and responsiveness.Project a favorable image of the community to meet property objectives and public recognition; enforce community policies as delegated.Education / Experience
High School Diploma or EquivalentEPA & CPO certification required; HVAC is desired.Basic computer skills and ability to use on-site software functions.Basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
MS @ Small – Mid Sized Properties with smaller staff : ability to move about, communicate, perform repetitive motions, work overtime, weekends, and on-call emergencies; lift / move objects as needed; work in various environments and weather conditions; exposure to hazardous chemicals.MS @ Large Sized Properties with large staff : ability to move about, perform tasks in varied environments, operate machinery and power tools, work overtime, weekends, and on-call emergencies; exposure to hazardous chemicals; ability to lift / move objects up to 100+ lbs.License / Equipment
Must have reliable transportation due to the emergency on-call requirement.Salary Range : $29 per hour to $32 per hour
