Maintenance Director
Under the direction of the Executive Director, and in compliance with company policies and Federal, State, and local laws and regulations, the Maintenance Director oversees the maintenance of the community, housekeeping staff, equipment, and vehicles to include cleanliness, decor, safety issues, emergency situations; practice preventative maintenance; and ensure compliance with OSHA standards.
Prepares bid specifications for supplies and contracted maintenance which includes all building services (including, but not limited to H.V.A.C., Fire alarms, and other Life Safety systems, telephone, and security systems).
Secures public bids or quotations for maintenance work, initiates purchase order
Negotiates building-related contracts for final approval by Executive Director
Oversees and inspects purchases, construction, and repairs, plans, schedules, and supervises inspections, preventive maintenance, repairs, and routine inspections of building infrastructure, including walls, ceilings, doors, windows, hardware, and roof, cleaning and care of floors, walls, bathrooms, etc.
Care of trees, lawn, shrubbery, snow, and ice removal.
Prepares and keeps maintenance records
Requisitions all maintenance and custodial supplies and equipment. Implements and maintains inventory control systems.
Anticipates and budgets for all major facility maintenance requirements (prepares an annual budget for the programs of capital outlay for maintenance and repair and community operation to be presented to the Executive Director).
Interacts with local officials and inspectors regarding community issues including, but not limited to, Building Officials, Fire and Police Officials, Health Department Officials, and OSHA
Responds to emergency situations, such as power failure, plumbing, heating, or vandalism.
Prepares a systematic approach to the cleaning, repair, and maintenance of the building, grounds and equipment
Organizes, supervises and participates in the cleaning, maintenance, and repair of the building, adjacent walks and grounds, and equipment.
Performs minor carpentry, painting, and plumbing maintenance work.
Oversees the maintenance and repair of mechanical equipment. Arranges with private service firms for the overhaul and repair of equipment.
Maintains the inventory of cleaning supplies, materials, and equipment. Order supplies and equipment as needed.
Trains and supervises housekeepers in cleaning, maintenance activities, and performance.
Follows all applicable safety rules and procedures.
Reports work accomplished orally or on written work order to the Executive Director.
Prepares budget requests for cleaning and maintenance needs.
Performs errands out of the building, such as pick-ups and deliveries.
Responsible for shipping and receiving supplies
Assists staff in moving and lifting materials and furnishings
Sets up rooms for use by internal groups and / or private organizations.
Regularly inspect buildings, facilities, and equipment.
Reports problems to the Executive Director.
Executes good judgment in the best interest of customers. Explains and educates.
Effectively resolves customer concerns through consistent problem resolution in alignment with policy.
Participates in work safe environment through workplace safety policies including PPE, fire extinguishers.
Contributes to an environment of belonging for residents, families, and employees.
Models flexibility and professional conduct in adjusting priorities to meet business demands.
Ensures confidentiality in alignment with HIPAA, state, and federal regulations as well as company policy.

High School diploma / GED required.
Two years of experience in building cleaning and maintenance work, including responsibility for mechanical equipment repair and maintenance, and one year of supervisory experience.
Experience working in a supervisory capacity with housekeeping staff, and possess a basic working knowledge of H.V.A.C., fire alarms, and other life safety systems, telephone, and security systems.
A working knowledge of building plans, including basic utility information.
Knowledge of building cleaning and maintenance work.
Ability to understand and carry out instructions furnished in written, oral, or diagrammatic form.
Ability to train and supervise.
Ability to relate to officials, staff, and guests in a courteous manner.
Ability to work occasionally in poor weather conditions, including heat, cold, rain, or snow.
