Responsibilities
- Personnel Management : screen, hire, train, coach, and develop on‑site staff; complete weekly daily staff schedules; document performance issues and terminate as necessary.
- Financial Management : achieve highest possible net operating income through effective cost control and revenue & leasing improvement; develop yearly operating budgets / forecasts; monitor timely receipt and reconciliation of deposits, rent collections, and charges; reconcile vendor invoices; ensure property closeout is completed on time and ownership financial reports are accurate.
- Strategic Leasing Management : develop yearly marketing plan; ensure staff leasing techniques are effective, follow‑up procedures met, signing / documentation of leases, and reporting systems are accurate and up to date; develop and implement resident retention programs; deal with resident complaints, concerns, and requests to ensure resident satisfaction; effectively show, lease, and move in prospective residents.
- Administrative & Maintenance Management : ensure all administrative & leasing reporting is accurate, complete and submitted on a timely basis; manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff; maintain property appearance and ensure repairs are noted and completed on a timely basis; head emergency team for the property; plan for and utilize property resources, equipment, and supplies economically; give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
Qualifications
High School Diploma or Equivalent; Bachelor’s degree preferred or four year’s experience in the housing industry; one to two years related experience and / or training; or equivalent combination of education and experience.Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.Basic computer skills required; must understand and perform all on‑site software functions.Must have basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regular communication with others; repeat motions that may include wrists, hands, and / or fingers; be able to work overtime, weekends, and night hours (emergencies).Frequently required to remain in a stationary position, often standing or sitting for prolonged periods, move about to accomplish tasks, or move from one worksite to another.Occasionally required to ascend / descend ladders, stairs, scaffolding, ramps, step stools, and the like, move self into different positions to accomplish tasks in various environments, including tight and confined spaces, work in an overhead position and reach, adjust or move objects of up to 25 lbs., lift and place objects up to 25 lbs., operate machinery or power tools, operate motor vehicles and / or golf carts, identify and inspect objects, work in extremely low or high temperatures, work in outdoor environments such as precipitation and wind, work in small and / or enclosed spaces, traverse flat and non‑flat terrain, be exposed to hazardous chemicals.Salary
$87,000 per year to $89,000 per year
