About the Role

We are hiring an Acquisitions Manager (AM) to join our on-site team in Jacksonville, FL. This is not a remote position. As an AM, you will work high-intent leads from our robust multi-channel marketing efforts, including SMS, cold calling, direct mail, PPC, SEO, billboards, radio, and television. Your role is to build relationships, evaluate properties, and close deals that align with our investment criteria.

You will be supported with systems, training, and coaching, but you will own your pipeline, schedule, and results. This is a performance-based role for someone who is hungry, personable, and ready to make an impact.

Responsibilities

Lead Response and Qualification :

Quickly respond to all inbound leads and appointment requests

Take and make seller calls, ask qualifying questions, and build genuine rapport

Pre-qualify properties and homeowners based on condition, timeline, and price

Appointments and Closings :

Travel to appointments throughout Northeast Florida (independent transportation required)

Build trust with sellers, present offers, and close contracts during or after appointments

Confidently handle objections and structure win-win purchase agreements

Follow up with sellers and maintain active relationships until the deal is closed

Underwriting and Offers :

Run comps and analyze repair costs to determine offer pricing

Collaborate with the acquisitions team on pricing strategies

Conduct virtual or in-person offer calls when necessary

Pipeline and CRM Management :

Maintain your lead pipeline using our CRM and tech tools

Accurately document calls, appointments, follow-ups, and deal status

Consistently use spreadsheets and SaaS tools to track performance and leads

Team Collaboration and Growth :

Work closely with Lead Managers and the Acquisitions Director

Take part in daily training, feedback sessions, and performance coaching

Represent company professionally in all interactions

Offer creative input on improving lead flow, referral generation, and outreach strategies

Requirements

Must live in or near Jacksonville, FL, and be available to work on-site

Must have prior experience in real estate acquisitions or direct-to-seller investment sales

Must have reliable transportation, a valid driver's license, and the ability to drive to appointments

Strong interpersonal and negotiation skills, with a warm and trustworthy approach

Full-time availability with weekend flexibility

Must be self-motivated, coachable, and results-oriented

Strong proficiency in technology, CRM platforms, spreadsheets, and SaaS tools

Excellent verbal communication and organizational skills
