Position COMMUNITY MANAGER
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities Personnel Management
Regular / daily onsite attendance is required
Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
Complete weekly / daily office and maintenance staff schedules and assignments
Address performance problems with appropriate documentation and communication with supervisor and HR; terminate when necessary
Promote harmony and quality job performance through support and effective leadership
Ensure staff compliance with Company policies and procedures
Financial Management
Aim to maximize net operating income through cost control and revenue & leasing improvements; identify trends and recommend strategies
Develop yearly operating budgets / forecasts
Monitor timely receipt and reconciliation of deposits, rent collections, and charges
Monitor timely receipt, reconciliation, and coding of all vendor invoices
Ensure property closeout is completed on time and ownership financial reports are accurate
Strategic Leasing Management
Develop yearly marketing plan and utilize marketing strategies & systems
Ensure leasing techniques are effective in obtaining closures and that reporting systems are accurate and up to date
Handle resident complaints and requests to ensure resident satisfaction
Develop and implement resident retention programs
Show, lease, and move-in prospective residents
Administrative & Maintenance Management
Ensure all administrative & leasing reporting is accurate and submitted on time
Lead the emergency team and respond to property emergencies within company guidelines
Manage customer service and maintenance service request responsiveness
Maintain property appearance and ensure timely repairs with regular inspections
Allocate property resources, obtain bids, and manage vendors and contractors
Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency
Other
Education / experience : High School Diploma or Equivalent; Bachelor’s degree preferred or four years of housing industry experience; or related experience or training; or equivalent
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
Basic computer skills and on-site software familiarity; Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements Ability to communicate clearly; may require overtime, weekends, and night hours (emergencies)
Ability to remain stationary or move as needed; crawl or climb as required by tasks
May ascend / descend ladders, stairs, and operate tools; may lift up to 25 lbs; work in various environments
License / Equipment Must have reliable transportation due to on-call requirements
Compensation and Benefits Asset Living offers a total rewards package including benefits (medical, dental, vision, life, accidental and disability insurance), 401K with employer matching, commissions and performance bonuses where applicable, and paid sick days and company holidays for full-time employees.
Salary Range : $31.15 per hour to $34.97 per hour
