Facilities Manager

As a Facilities Manager at MidWestOne Bank, you will be a driving force behind creating exceptional workplace environments that empower our team members to thrive. You'll oversee the comprehensive management of facility operations, ensuring optimal functionality, safety, building engineering, and efficiency across commercial and retail properties. In this role, you will make a positive impact for building occupants through strategic planning, vendor management, project management, and innovative problem-solving. You will collaborate cross-functionally with diverse stakeholders to deliver seamless facility services while maintaining the highest standards of operational excellence. Responsibilities
- Oversee daily facility operations and trades including HVAC / plants, electrical, plumbing, and building automation systems
- Coordinate with vendors, contractors, and service providers to ensure timely maintenance and repairs
- Develop and manage facility budgets, tracking expenses and identifying cost-saving opportunities
- Partner with Accounts Payable in monthly finance review calls to align budgets with project expenses.
- Conduct regular building inspections and safety assessments to maintain compliance with regulations and eliminate risk exposure
- Lead emergency response procedures and business continuity planning initiatives
- Collaborate with cross-functional teams to support space planning and workplace optimization projects
- Monitor and report on key performance indicators related to facility operations and tenant satisfaction
- Perform and document comprehensive building inspections for all managed properties.
- Implement a prioritization framework to balance day-to-day operational needs with strategic initiatives.
- Reduce non-essential service requests to ensure alignment with CRE strategy and resource allocation.
- Maintain accuracy in leasing data, tracking key dates and renewals proactively.
- Develop and implement a stakeholder communication protocol for site-related updates.
- Assists with maintaining and procuring fleet vehicle services when necessary.
- Procurement & Inventory Control Oversee the purchase and distribution of office supplies, equipment, and printed materials, ensuring cost-effective sourcing and centralized tracking.
- Create proformas and presentation decks
- Other duties as assigned.
Qualifications
Associates degree or equivalent combination of education and related work experience.Business Travel : Valid driver's license, reliable personal vehicle, and ability to be fully insured for business travel.Certain projects or duties may require work outside of normal business hours.5+ years of experience in facilities management, building engineering, or building operations.Strong knowledge of building systems, maintenance practices, and safety regulations.Familiarity with hard services or technical programs (HVAC, plumbing, mechanical, electrical).Ability to manage multiple projects or tasks at one time.Proficiency in computerized maintenance management systems and Microsoft Office Suite.Excellent communication, customer, and vendor management skills.The Perks!
