Senior Real Estate Transactions Program Manager

Vantage is actively seeking a dynamic Senior Real Estate Transactions Program Manager to spearhead the management of a high volume of large-scale, intricate real estate transactions. This pivotal role will be instrumental in fortifying Vantage's expansion initiatives across North America.

As the Senior Real Estate Transaction Manager, you will be responsible for supporting Site Selection in meticulously overseeing and orchestrating the acquisition and transactional activities within specific regions and markets. This position also serves as a linchpin in program management, fostering collaboration and synergy within the Market Development team.

Ideally this role will work from our Denver, CO Headquarters location or Ashburn, VA. This is a hybrid in office role (3 in the office | 2 days remote). For the ideal experience and expertise, we may consider a remote candidate if not located in CO or VA.

This pivotal role will encompass the comprehensive handling and meticulous tracking of site selection activities within specified markets across North America that assist and support the site selection and acquisition process. The incumbent will play a crucial role in supporting due diligence processes, overseeing and managing all site transactions while ensuring seamless alignment among partners to facilitate the successful closure of transactions within designated timelines, scope, and budget.

Furthermore, this role extends its influence into program management within the Market Development team, strategically aligning initiatives and synchronizing efforts between Market Strategy, Site Selection, and Commercial Operations. The Real Estate Transaction Manager will actively contribute to fostering a unified approach, ensuring cohesive strategies, and streamlined execution across these integral facets of Vantage's Market Development division.

Moreover, the successful candidate will be empowered to architect and establish robust systems and processes, process improvements, taking charge of running and maintaining comprehensive dashboards, contracts, metrics, feedback mechanisms, and monitoring systems pertinent to site acquisition activities. The ability to meticulously conform to Vantage's brand standards and process protocols will be paramount in ensuring the seamless execution and alignment of all transactional aspects.

Transaction Oversight : Meticulously track and oversee a multitude of intricate real estate transactions, managing the acquisition of properties with various ownership structures with precision and attention to detail, and collecting and tracking market comp data.

Transaction Facilitation : Oversee transaction processes, coordinating the seamless progression of acquisitions to closure. Manage and timely reporting on the status of all acquisitions, ensuring the timely preparation of requisite deliverables.

Due Diligence Management : Direct the preparation and management of pre-diligence and due diligence materials, checklists, and dashboards vital for site selection and site development. Coordinate a spectrum of assessments including power, fiber, environmental and risk surveys, title and legal due diligence, easements, entitlements, and other crucial facets impacting site development.

Document Preparation and Collaboration : Skillfully craft and manage the drafting of letters of intent and access agreements, collaborating closely with Legal and Site Selection to refine and finalize these essential documents. Act as a liaison to ensure alignment with internal standards, legal requirements, and strategic objectives, playing a pivotal role in driving transactions toward successful closure.

Contract Coordination : Spearhead the coordination of contracts, non-disclosure agreements, and necessary documentation essential for engaging third-party consultants, agency relationships, and economic development groups. Secure internal approvals for scope, schedule, and budgetary parameters.

Market Development Collaboration : Act as a pivotal liaison between Market Strategy, Site Selection, and Commercial Operations. Foster seamless collaboration and alignment between these teams and the adjacent New Site Development team. Serve as a program manager to facilitate cohesive communication, ensuring all teams are synchronized, fostering shared understanding, and driving unified strategies toward the successful realization of objectives.

Meeting Management : Skillfully manage external and internal meetings, crafting agendas, overseeing action items through meticulous minutes, and ensuring effective follow-through on key outcomes.

Job Requirements

Education : A Bachelor's degree in Business, Real Estate, Law, or IT is required

Extensive Commercial Real Estate Expertise : Demonstrated experience in commercial / industrial real estate / property transactions showcasing an understanding of the key commercial metrics driving successful acquisitions.

Negotiation Proficiency : Proven negotiation skills and experience, especially in handling real estate agreements and contracts, would be advantageous.

Industry Experience : Experience working in a corporate real estate department a plus. Prior experience in Data Center or technical / industrial facilities is preferred and would be beneficial.

Due Diligence Knowledge : Familiarity with site and legal due diligence processes is preferred, contributing to effective transaction management.

Language Skills : Proficiency or fluency in French is advantageous but not mandatory.

Technical Proficiency : Strong IT acumen is essential, including adeptness in various communication tools and software such as PowerPoint, Smartsheet, and advanced Excel for comprehensive data management.

Interpersonal and Communication Skills : Exceptional interpersonal, written, and verbal communication skills are crucial for effective collaboration with stakeholders both internally and externally.

Adaptability and Accountability : The role demands flexibility, adaptability, and a high level of accountability, capable of thriving in diverse working environments, including remote work, cross-functional collaborations, and varied project demands.

Travel Expectation : Anticipate regular travel (approximately 10%) across the US and Canada initially, with potential increases in line with evolving business needs.

Additional Details

Salary Range : $135,000 - 145,000 Base + Bonus (this range is based on Denver CO market data and may vary in other locations).

This position is eligible for company benefits including but not limited to medical, dental, and vision coverage, life and AD&D, short and long-term disability coverage, paid time off, employee assistance, participation in a 401k program that includes company match, and many other additional voluntary benefits.

Compensation for the role will depend on a number of factors, including your qualifications, skills, competencies, and experience and may fall outside of the range shown.
