Maintenance Director Qualifications :
EXAMPLES OF WORK PERFORMED :
Troubleshoot air handling systems when failure occurs. Maintain records of said units. Performs minor electrical repairs. Replace light bulbs and ballasts. Performs minor plumbing repairs and replacements. Installs, maintains and repairs locks, doors and door closers. Troubleshoots electric door locks. Performs general building maintenance such as painting and repairing walls, replacing ceiling tiles, repairing chairs and desks. Moves furniture and equipment as needed. Performs general building maintenance and repair. Lay, replace, and demo carpet and floor tile. Operate lawn equipment and snow removal equipment. Troubleshoot and repair kitchen / laundry equipment. Maintain adequate supplies in stock. Must be able to contact vendors for work, supplies and services. Must be able to write bids for projects that require it. Available by the phone for maintenance needs when off.
REQUIREDSKILLS,KNOWLEDGE ANDABILITIES :
Skill in maintenance and repair of buildings.Replacement and repair of light bulbs and fixtures. Knowledge in general building maintenance, in plumbing repair or replacement, in repair and maintenance of heating and air handling units, pumps and motors, and of repair and replacement of locks, doors and door closers. All while maintaining security of the inmates. Knowledge of minor electrical repair, of window repair and replacement, of locks and re-keying, of lighting fixtures, of heating and air conditioning operations, of electrical repair, of plumbing, of general building maintenance, of mechanical and non-mechanical equipment. To assemble, install and repair windows, doors and high security locks, to complete basic building repairs. General knowledge of lawn care and lawn care equipment.
EDUCATION AND EXPERIENCES :
High school diploma or general education degree (GED). Knowledge of building maintenance as in electrical, drywall, locksmith, plumbing, mechanical, and lawn care.General knowledge of blueprints, operation manuals, installation manuals, and the ability to write reports. The ability to read / use a tape measure.
Lifting and carrying : Must be able to lift and carry objects and materials, sometimes up to 50 pounds or more.
Endurance : Requires the ability to stand, walk, or run for long periods.
Strenuous activity : Work involves physical exertion from activities like pulling, pushing, and climbing.
Hand and eye coordination : Need to use hands to handle tools, grasp and assemble objects, and make precise adjustments to controls.
Body coordination : Must be able to coordinate multiple body parts while moving and maintain balance in potentially unstable positions.
Fine motor skills : May require using fingers to manipulate very small objects.
Bending and kneeling : Frequently need to bend, stoop, kneel, crouch, or crawl to access equipment and areas.
Climbing : Requires the ability to climb ladders and stairs, and work at heights.
Twisting and reaching : Often involves bending, stretching, twisting, or reaching out to perform tasks.
Vision : Must have the ability to see details clearly up close and far away, distinguish colors, and adjust focus.
Hearing : Needs to hear sounds and recognize the difference between them.
Environmental tolerance : Must be able to work outdoors and indoors, in potentially noisy, crowded, or dusty environments, and with chemicals, fumes, or odors.
