- $20 - $22 per hour depending on experience

The Opportunity :
We are looking for a Maintenance Technician who will be responsible for two properties. The properties are in Marysville and Yuba City. The Maintenance Technician is the primary person responsible for the ongoing maintenance of each property. The position reports directly to the Community Manager and is responsible for the community’s overall physical condition and value. Responsibilities include maintaining the physical condition of the exterior of the property and the interior of vacant units, exercising cost controls when ordering maintenance supplies, maintaining management / vendor relations, and effectively running daily operational maintenance.
Primary Responsibilities :
Respond to maintenance requests received by management from residents within 24 hours, noting maintenance directivesRepair lights, electrical, and plumbing (switches, outlets, circuit breaking devices, repair of faucets, clearing of stoppages, replacement of fittings, replacement of fixtures, etc.)Paint the interior / exterior of buildingsPerform carpentry work such as fitting doors, replacing shelves, sanding, and replacing hardwareChange locks as requiredInspect all units, buildings, and common areas, completing small repairs as neededPrepare vacant apartments for occupancy within 3 to 5 daysCheck physical security by making sure storage areas and other such entrances are locked and that there is adequate lighting in hallways, parking areas, and groundsKnow the location of the water meter cutoff, all apartment / fixture cutoffs, the gas meter cutoff, and the sewer clean-outsLight pilot lights as needed or call the gas company for more complex gas problemsPerform scheduled preventive maintenancePerform scheduled maintenance on all installed equipment based on the manufacturer’s recommendations and operating manualsAdhere to safety, security, and maintenance policies, directives, and activitiesOrder maintenance supplies with the Supervisor’s approvalPerform other duties as assigned by the on-site Community ManagerSafety Responsibilities :
Practice safe and efficient work techniques to minimize potential injuries and hazardous conditionsParticipate in safety meetings and inspectionsEnsure that equipment, materials, and work areas are kept neat and orderlyRequirements
Experience working in Property MaintenanceKnowledge and experience of interior / exterior paintingKnowledge and experience in plumbingBasic electrical knowledge and experience (preferred)Must meet deadlines consistentlyMust possess a strong work ethic and integrityMust possess strong attention to detail and accuracyMust have a Valid California Driver's License and a clean driving recordMust pass a Pre-employment Drug Test and Background CheckHigh School diploma or equivalent GEDPowered by JazzHR
