Job Details
SUMMARY :
As our Project Manager you will Estimate & Project Manage Commercial Tennent Improvement projects in the San Francisco Bay Area.
It is the Project Manager’s responsibility to oversee all aspects of the project both externally and internally.
PROJECTS :
Projects can vary from 1 to 8 Million and average about 12 weeks. Current Projects are around 1 to 5 million and averaging around 10 weeks to completion.
TYPE OF WORK :
TI (Tennant Improvement) projects for Office, Lobbies, and High End Tech clients.
DUTIES & RESPONSIBILITIES :
- Manage the pre-construction process which includes (but not limited to) budgeting, scheduling, bidding the project and awarding the work.
- Work directly with the Assistant Project Manager to prepare and distribute the weekly project documentation (Submittal, RFI & Change Order Logs) for each of the projects they are associated with.
- Identify all require submittals and managed the submittal process (including all documentation).
- Attend weekly Owner, Architect and Contractors meetings and take accurate meeting notes.
- Review and understand the project drawings.
- Request, track and finalize all close out documentation per project requirements.
- Work with the field personnel to successfully manage the budget, project quality and the overall schedule.
- Creation and the distribution of client and subcontractor change orders.
- Manage and maintain new and existing subcontractor relationships.
- Create the billing schedule and request / track monthly subcontractor invoices.
- Provide training to peers as required.
- Contribute to the overall culture of the company through a positive attitude and leading by example.
- Develop and manage existing and new client relationships.
EDUCATION & EXPERIENCE :
- Proficient in Microsoft Office Suite and Microsoft Project.
- Ability to multi-task and switch in between projects throughout the day.
- 5+ years in the construction industry.
