Salary : $30-$40 / hour
Overview : The Maintenance Technician will provide maintenance services to the family of homes that Middleton Meyers owns and leases to residents.
The Maintenance Technician will be given a company work van to drive to the properties within the Charlotte and Gastonia markets to address maintenance issues using tools and equipment provided by the company.
The responsibilities of the Maintenance Technician will include physically repairing homes in order to maintain the material and aesthetic condition of the property.
This person will work in small teams and independently, responding to maintenance requests across Middleton Meyers’ portfolio of homes.
They will ensure that the requests are resolved in a timely manner while maintaining a high level of customer service and protecting company assets.
What You'll Do :
- Respond to customers in a courteous manner and take responsibility for resolving customer concerns.
- Conduct all business in accordance with company policies and procedures and all state and federal regulations such as lead based paint, ADA, Fair Housing, HAZCOM Programs, and OSHA.
- Maintain knowledge of all pertinent laws and EPA and OSHA regulations.
- Complete service requests in a professional and timely manner.
- Monitor the condition of assigned properties and take proactive steps to correct any unsafe condition.
- Maintain upkeep of fleet vehicles and inventory.
TRADES
The Maintenance Technician will work across a wide range of trades to maintain and repair single-family rental homes. These trades include :
- General Maintenance and Repair : Appliances, Cabinets / Countertops, Flooring, Keys / Locks, Windows / Doors, Equipment, Garage, Cleaning.
- Building and Structural : Exterior Building, Interior Building, Roof, Fireplace, Fencing.
- Systems and Utilities : Electrical, HVAC, Plumbing, Environmental.
- Specialized Services : Pest Control, Landscaping, Pool, Preventative Maintenance, Inspection.
To perform this job successfully, the individual must be able to perform each essential duty satisfactorily.
What You'll Need :
- 2 years of experience in residential maintenance, other building maintenance or other related experience.
- Experience with single family rental homes is a plus
- EPA and CPO is preferred
- Understanding of residential construction and mechanical systems and ability to perform general repairs in some of the following : plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor) and appliances.
- Ability to perform work that requires the following :
- Frequent climbing, reaching, use of fingers, stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing
- Ability to lift and / or move an excess of 50 pounds or more
- Must be willing to work in extreme weather such as heat, cold, rain, snow / ice
- Ability to work a varied schedule, including weekends and holidays, as well as maintaining emergency on call rotation
- Must successfully pass a drug and background check
- Must possess a current driver's license, automobile insurance, and any other licenses and / or certification as required by state law
