Qualifications

• Technical degree or certification in building maintenance, HVAC, electrical, or a related field preferred
• Minimum of 5 years of experience in building maintenance, with at least 2 years in a supervisory role

Skills and Competencies -

• Strong knowledge of building systems, including HVAC, electrical, plumbing, and mechanical systems
• Excellent problem-solving skills and the ability to diagnose and repair complex issues
• Strong leadership and team management skills
• Excellent communication and interpersonal skills
• Proficient in using maintenance management software and other relevant computer applications

• Lead and supervise a team of maintenance technicians and other staff
• Assign tasks and monitor the performance of the maintenance team
• Conduct regular training sessions to ensure team members are up-to-date with the latest maintenance techniques and safety protocols
• Develop and implement preventative maintenance programs for building systems and equipment
• Perform routine inspections of the building’s mechanical, electrical, plumbing, and HVAC systems
• Diagnose and repair issues with building systems and equipment promptly
• Coordinate with external contractors for specialized repairs and maintenance work
• Ensure all maintenance work complies with local, state, and federal regulations and safety standards
• Maintain accurate records of maintenance activities, inspections, and repairs
• Conduct regular safety audits and inspections to identify and address potential hazards
• Assist in the preparation and management of the maintenance budget
• Track maintenance expenses and ensure cost-effective solutions for repairs and maintenance tasks
• Develop and implement plans for future maintenance projects and upgrades
• Respond promptly to maintenance requests from residents
• Communicate effectively with residents regarding maintenance schedules and any disruptions
• Foster positive relationships with residents, addressing their concerns and ensuring their satisfaction with building services
