Overview The Maintenance Coordinator will play a pivotal role in the management of maintenance activities across our property portfolio.
This position is responsible for coordinating, scheduling, and overseeing maintenance requests, ensuring that property maintenance is carried out efficiently and in line with company standards.
The Maintenance Coordinator will also be tasked with maintaining records of maintenance work, managing vendor relationships, and ensuring compliance with safety regulations.
Key Responsibilities Maintenance Coordination : Receive, prioritize, and assign maintenance requests to the appropriate technicians or external vendors, ensuring timely resolution of issues.
Scheduling and Communication : Schedule routine maintenance, inspections, and emergency repairs, maintaining clear communication with residents and property managers regarding timelines and expectations.
Vendor Management : Liaise with external contractors and service providers, obtaining quotes, scheduling work, and ensuring quality standards are met.
Compliance and Safety : Ensure all maintenance activities comply with company policies, local regulations, and safety standards.
Promote and enforce the safe operation of equipment and services. Inventory and Supply Management : Monitor and manage inventory levels for maintenance supplies, placing orders as necessary to ensure that stock levels are adequate for ongoing operations.
Documentation and Reporting : Maintain accurate records of all maintenance work performed, including costs, timelines, and any issues encountered.
Generate reports as required for management review. Customer Service : Provide excellent customer service to residents, addressing their concerns and ensuring a high level of satisfaction with maintenance services.
After-Hours Coordination : Oversee and coordinate after-hours emergency maintenance requests on a rotating basis. Additional Duties : Perform any additional duties assigned by your supervisor.
Qualifications High school diploma or equivalent; college degree or technical / trade school training preferred. At least 5 years of experience in property management, maintenance coordination, or a related field.
Strong knowledge of HVAC, plumbing, electrical, carpentry, and general maintenance practices. Excellent organizational and time management skills.
Proficiency with maintenance management software, email, and mobile work order systems. State of NC Driver’s License in good standing with proof of required insurance coverage.
Strong communication and interpersonal skills, with a customer-centric approach. Ability to multitask and prioritize in a fast-paced environment.
Schedule Monday-Friday, 8 am-5 pm, with on-call responsibility every other week. Compensation & Benefits Competitive market pay.
