About the Position

This role manages responsibilities related to the physical buildings, operational systems, and equipment located at the SIFF Cinema Downtown, SIFF Film Center, SIFF Cinema Egyptian, SIFF Cinema Uptown theaters and SIFF office space at Seattle Center.

Collaborating closely with Cinema Managers, the Facilities Manager is a hands-on problem-solver who provides excellent customer service to facilities stakeholders and supports the overall safety, security and continuity in building operations, facility services (such as refuse removal and cleaning services), and maintenance service contracts.

The Facilities Manager provides first line facilities maintenance support doing handi-work and also supports the oversight and coordination with all contracted vendors, and supports the creation and monitoring of the annual facilities budget, as well as completing other tasks necessary to ensure all SIFF theaters, workspaces and properties are functional, safe, clean, and code-compliant for both our staff and patrons.

Working normal weekday business hours and with early morning, evening and weekend work sometimes required, along with being on call after work hours for emergencies and alarm responses.

Reports to the Chief Operating Officer and works closely with the Cinema Managers, Office Manager and with theater management and technical staff across our facilities.

Primary Responsibilities

  • Ensure the SIFF Cinema Downtown, SIFF Film Center, SIFF Cinema Egyptian, SIFF Cinema Uptown theaters and SIFF office space facilities at Seattle Center are maintained, including compliance with codes / regulations, health and safety requirements.
  • Support additional specific facilities needs in preparation for the annual Seattle International Film Festival in May at SIFF facilities, and additional or rented facilities.
  • Respond to facilities challenges in a timely manner, performing basic handy work and repairs as needed.
  • Maintain, develop and document all procedures related to periodic maintenance, servicing, and inspection of equipment including popcorn machines, HVAC, plumbing fixtures, sewage systems, electrical fixtures and circuitry, pumps, motors, conveyance and related instruments / controls, etc.

Work may entail addressing any and all of these items directly.

  • Supervise and coordinate the work of contractors, including general building, mechanical and electrical, fire alarm systems, lift maintenance, pest control, security systems, emergency system testing & inspections, insurance claims, waste management and refuse removal, utilities, and any other maintenance requests, closely monitoring progress to ensure quality and completion of work.
  • Research and communicate with potential vendors for required services.
  • Maintain vendor list and accurate list of vendor services provided.
  • Monitor and maintain the functionality of all building security camera systems, including footage review, when necessary.

Install any new cameras as necessary.

  • Serve as the primary on-call contact for any response for all building alarm system calls from 10pm - 8am.
  • Review relevant vendor invoices to ensure work completed to expectation before Accounts Payable staff will process payments, work with providers if any discrepancies.
  • Supervise the custodial services and contractors and maintain stock and inventory of cleaning and janitorial supplies as needed at each location.
  • Collaborate with and support Seattle Center staff, janitorial, and security services to ensure proper office operations, maintenance, and other collaborative space related needs.
  • Collaborate and act as a liaison for Seattle Colleges Fine Arts Building Management and facilities staff at SIFF Cinema Egyptian to coordinate building services, amenities, etc.

and relaying messaging on behalf of Building Management to staff regarding office closures, building repairs, or other important tenant information.

  • Coordinate and facilitate approved office / workspaces moves, desk set-up and space planning and allocation.
  • Work with SIFF security system vendors at all locations and Seattle Center security to keep these systems up to date and serviced and accessible to staff.
  • Prepare and maintain a planned and preventative maintenance schedule that anticipates and incorporates future developments with building infrastructure, finishes, fixtures, and décor across all SIFF facilities.
  • Ensure completion of ongoing regular maintenance, such as changing HVAC filters and light bulbs; plumbing, electrical, and carpentry projects;

emergency repairs, etc.

  • Communicate effectively with external entities such as city departments, neighboring building owners / managers, and others as required.
  • Inventory and monitor Furniture, Fixtures, and Equipment (FF&E) and make recommendations on repairs, replacements, or upgrades.
  • Other duties as assigned.

Desired Qualifications

  • 3-5 years in a facilities maintenance or custodial role, with a preference for relevant experience in a cinema environment.
  • 1-2 years in hands-on facilities maintenance work, repair work or handy work
  • 1+ years documenting and managing maintenance records.
  • Familiarity working with both manual and electric tools.
  • Strong communication skills.
  • Strong time management skills.
  • Ability to problem solve autonomously.
  • Ability to multitask and prioritize competing demands

Physical Demands

Work Environment : This position will work onsite at specified theater / s & offices above. The noise level in the work environment is usually moderate, but with occasions where noise levels exceed normal limits and ear protection may be required.

Temperatures can vary from location to location, with some duties being held outside. Strobe lights are sometimes used in the facilities.

Employee will be expected to wear appropriate, task-specific Personal Protective Equipment including appropriate footwear and clothing.

Physical Demands : While performing the duties of this job, the employee is regularly required to stand for long periods of time (5+ hours);

walk; climb stairs and ladders; handle small mechanical parts; communicate with coworkers and vendor partners; and operate manual tools and power tools.

The employee is occasionally required to sit; climb or balance; stoop, kneel, crouch or crawl; and taste or smell. This employee must regularly lift and / or move up to 25 pounds, and occasionally lift and / or move up to 50 pounds (with assistance if necessary.

Specific vision abilities required by this job include close vision, color differentiation and peripheral vision.
