POSITION OVERVIEW
The Mixed-Use Commercial Property Manager will oversee the operations of a mixed-use property or portfolio of properties in Charlotte, NC.
The role is responsible for achieving superior operational results and financial performance.
- Serve as point person for the property or portfolio.
- Resolve property management issues.
- Build and maintain a best-in-class level of service at the assignment.
- Build employee teams and provide training, motivation, and direction for superior performance.
RESPONSIBILITIES
- Develop tenant relationships and support building operations for the property or portfolio.
- Maintain personal contact with owners.
- Conduct routine property inspections to prevent / identify problems and exposures.
- Ensure compliance with building codes, regulations, and governmental agency directives.
- Assure optimal functioning of building life safety and security systems.
- Authorize vendor contracts.
- Establish AR / AP guidelines, track performance and monitor the recovery process.
- Ensure monthly reporting according to owner’s needs.
- Create, assemble, review, and implement annual operating and capital budgets.
- Ensure compliance with management agreements.
- Perform various personnel functions including staffing, employee supervision, and employee development.
- Monitor lease expirations and work with the leasing team to maximize tenant retention.
- Coordinate insurance procurement, electricity procurement, and real estate tax review processes for the properties.
- Coordinate property / owner teams including property management, accounting, marketing, and construction.
Qualifications
- Bachelor's Degree Preferred
- At least 3-5 years of Commercial Property Management and Commercial Real Estate industry experience with supervisory responsibilities
- Experience working with owners, tenants, and vendors
- Strong written and verbal communication skills
- CPM, RPA designation (or in progress)
- Detail oriented, and analytical
- Yardi and / or MRI systems experience
- MS Office - Excel, Word, Outlook
