The Villas of Lake Charles is seeking a skilled and experienced Community Manager to oversee the daily operations of our apartment community in Lake Charles, LA .
As a Community Manager, you will plan and direct the activities of the property, manage maintenance staff and vendors, and ensure the goals and objectives of the community are accomplished.

Key Responsibilities :
As the Community Manager , you will be responsible for :
- Marketing and leasing available apartments in full compliance with fair housing laws .
- Maintaining a working waitlist of prospective residents and pre-leasing units .
- Providing exceptional customer service to residents.
- Collecting and depositing rent, late fees, and deposits using Onesite software .
- Screening and qualifying prospective residents.
- Overseeing the preparation of vacant units for rental, including renovation projects.
- Managing property expenditures in line with the budget.
- Bidding and negotiating service contracts , procuring supplies, and managing relationships with vendors and the maintenance team.
- Responding to resident requests and resolving complaints efficiently and courteously.
- Enforcing community rules and addressing resident concerns as needed.
- Providing updates and strategies to the Regional Director to ensure smooth property operations.
Qualifications :
- Minimum two years of experience in multi-family property management with at least one year of management experience .
- LIHTC experience preferred.
- Proficiency in Microsoft Office and property management software ; Onesite experience is a plus.
- Strong organizational, problem-solving, and multi-tasking abilities.
- Excellent verbal and written communication skills .
- Ability to empathize with residents and staff while enforcing community rules and policies.
- A proven track record of successful leasing and high renewal rates .
