Job Title : Superintendent Multifamily Construction
Job Description : We are seeking a Superintendent with the knowledge, skills, and experience to manage the day-to-day field operations of multifamily construction projects.
The Superintendent is responsible for overseeing production, ensuring quality work consistent with project contract documents, maintaining a safe and orderly work environment, and delivering the project on time and within budget.
The role requires leadership in managing field operations, safety standards, and subcontractor coordination.
Key Responsibilities :
- Gain a thorough knowledge and understanding of the project scope and its intent.
- Create and maintain a baseline schedule that defines the critical path and ensures project completion according to contract dates and building turnover sequence.
- Review the project schedule with Assistant Superintendents daily.
- Maintain up-to-date as-built architectural plans for the project.
- Provide leadership and direction to site personnel, including subcontractors, vendors, Assistant Superintendents, Field Engineers, and hourly personnel.
- Prepare the job site utilization plan for temporary facilities, material and equipment movement, and site access.
- Perform preconstruction surveys by documenting existing conditions prior to starting work.
- Ensure compliance with safety rules, regulations, and standards, including OSHA and other applicable Federal and State regulations.
- Document daily jobsite activities and secure the site at the close of each day.
- Notify, schedule, and coordinate the work of utility companies and owner subcontractors.
- Monitor subcontractor work and direct corrections to substandard work.
- Schedule and conduct weekly subcontractor coordination meetings.
- Generate and distribute subcontractor punch lists.
- Review plans, specifications, and submittals weekly to ensure subcontractors are delivering accurate work.
- Create and maintain a log of all orders and deliveries of purchased items.
- Analyze costs and develop remedies when costs exceed the budget or estimates.
- Serve as the on-site point of contact for all owner representatives and inspection agencies.
Requirements :
- Bachelor's degree in engineering, architecture, construction management, or a related discipline is preferred.
- 3-6 years of construction management experience in a field supervisory role.
- Demonstrated ability to direct the work of subcontractors and suppliers.
- Strong understanding of the construction process, including scheduling, contract administration, and manpower management.
- Proficient in safety regulations, particularly OSHA, and experienced in their application on job sites.
- Strong work ethic with the ability to excel in a fast-paced environment.
- Passion for the construction industry and dedication to delivering quality work.
