Job Descriptions :

We are looking to hire a part-time, on-site Property Manager for a 44-unit apartment complex in Santa Clara, CA. This property is pet-friendly and has a smoke-free community.

The Property Manager must carry a cell phone at all times and be able to respond to leasing and emergency calls.

Job functions include, but are not limited to :

• Respond to rental leads promptly
• Answer prospective resident calls
• Conduct property tours and rent apartments
• Screen applicants, conduct credit checks
• Complete all necessary paperwork and complete the move-in process
• Collect rents, stamp checks, bring to the main office, check off on rent roll
• Track and prepare rent increase notices for residents
• Serve notices
• Conduct move-in and move-out inspections
• Schedule painting, cleaning, etc., for vacant units
• Follow maintenance procedures per directions of the property supervisor
• Prioritize and assign work orders
• Handle tenant complaints
• Generate and update reports as required by the main office
• Regularly walk the property and check patios / decks / grounds for hazards, trash, etc.
• Check carports and tag abandoned vehicles
• Answer the phone, switch the answering service on / off
• Immediately inform the Property Supervisor of any accidents / incidents on the property. Generate a report and forward it to the Property Supervisor.
• Attend weekly meetings
• Update and distribute carport registration report to staff
• Place ads on Appfolio, Zillow, Apartments.com, and Craigslist, and use other marketing tools as directed.
• Maintain thorough knowledge of the property and competition properties
• Maintain prospect traffic and leasing data and other computer data entry in Appfolio
• Maintain superb relationships with all residents and vendors
• Provide excellent customer service to the residents
• Enforce rules and regulations fairly and equitably with all residents
• Follow fair housing guidelines at all times

Do You Have :

• Have at least two years of experience in residential or commercial property management (Preferred but not necessary)
• High School diploma or equivalent
• Strong verbal and written English skills
• Knowledge of Appfolio or other property management software systems is helpful
• Ability to maintain a professional image and possess great people skills
• A valid California Driver's license and state-required insurance
• Self-motivated, friendly, and energetic

• Base pay of $1500.00 / mo.

• Any additional work outside regular Onsite Property Manager Duties will compensated at an agreed hourly rate.
