Position Summary :

The Land Acquisition Manager plays a critical role in the strategic sourcing and acquisition of land and lots to support development and homebuilding operations.

This role involves leveraging industry experience and contacts within the real estate industry to identify, negotiate, and secure land deals.

The manager will collaborate with senior management to align acquisitions with the company’s growth objectives and financial goals.

The ideal candidate will have extensive experience in land acquisition, a strong network within the real estate industry, and a proven track record of successful project execution.

Key Responsibilities :

1. Strategic Land Acquisition and Site Evaluation :

  • Source and evaluate potential land acquisition opportunities to support the company’s annual homebuilding targets
  • Conduct thorough market analysis to underwrite prospective projects leveraging residential data platforms (e.G., Zonda and RSI)
  • Evaluate sites based on site selection criteria and complete financial analysis to determine viability and profitability
  • Analyze markets and current land positions to identify gaps and concentrations for future land acquisitions.

2. Negotiation and Due Diligence :

  • Initiate projects by identifying parcels, negotiating with sellers, performing due diligence, and preparing letters of intent
  • Negotiate and prepare contracts and amendments with outside counsel
  • Facilitate projects through the entitlements process, including concept plan, preliminary plat, and final plat
  • Collaborate with the Land Development team on required rezoning requests, zoning variances, master planning, landscape planning, and other municipal approvals

3. Project Leadership :

  • Lead cross-functional teams, including land development, finance, sales, and marketing, to create formal land packages for presentation to the Investment Committee
  • Establish and administer meetings as necessary with the project team, consultants, and municipalities throughout the entitlement process
  • Anticipate possible challenges for each project and recommend strategies to overcome potential objections throughout the entitlement process

4. Networking and Relationship Management :

  • Cultivate and maintain relationships with key professionals in the real estate industry, including brokers, developers, and industry contacts
  • Represent the company at industry events, meetings, and conferences to enhance visibility and identify new opportunities

Requirements

Qualifications :

  • Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field
  • Minimum of 5 years of experience in land acquisition, preferably within the homebuilding industry
  • Strong network of contacts within the Dallas-Fort Worth real estate market
  • Proven track record of successful land acquisitions and project management
  • Excellent negotiation, analytical, and problem-solving skills
  • Advanced knowledge of Excel
  • Ability to lead and manage cross-functional teams effectively
  • Strong communication and interpersonal skills
