Job Duties / Responsibilities : This position will be involved in all facets of the development process, including but not limited to the coordination with consultants, engineers, land brokers, contractors, third-party reports, and other due diligence materials.

Other job duties include :

  • Manage the pre-construction and construction process including but not limited to planning, design, entitlement, construction, lease-up and stabilization of projects within established parameters under the general supervision of Director - Developments
  • Coordinate for due diligence materials such as Geotech, environmental reports, surveys etc and present findings to management on viability of sites for development
  • Research on zoning / permit, impact fee, utilities, title, liens and easements, construction cost estimates, to assist the underwriting and acquisition process
  • Participate in product development, unit mix and development program and provide directions to architects and engineers on the development intent
  • Lead entitlement process from zoning approvals through other permits necessary for construction and project completion
  • Maintain and track all the approvals, easements and necessary permits required throughout the project development.
  • Review the loan and partnership documents regarding development related requirements and assist in the loan closing
  • Coordinate and review architectural / engineering drawings and other construction specifications
  • Coordinate and review contracts (scope, schedule of values and other important terms) of architects, engineers, other consultants, and AIA contract of general contractors and other vendors
  • Coordinate and assist in VE (Value engineering) process
  • Coordinate and review RFIs, submittals, change orders, inspection reports and track project costs during construction
  • Manage and supervise all the owner supplied contractors and their contracts, including but not limited to, FFE vendors and utility companies such as power, gas, data / telecom etc
  • Review and approve the pay apps of contractors and other consultants and coordinate the bank draw requests for timey payment of all project stakeholders
  • Maintain the NTO (Notice to Owner) log and coordinate for lien releases
  • Coordinate with vendors, contractors, and management for maintaining necessary insurances such as general liability, builder risk insurance etc
  • Conducts regular development meetings with all consultants & stakeholders, and site OAC (owner architect contractor) meetings during construction
  • Coordinate with general contractors on minutes of site OAC meetings, monthly status reports and other progress reports
  • Prepare and maintain development budgets, cash flow projections, project timelines, and prepare monthly status reports for the investors
  • Oversee the punch out process of finished units and coordinate with the asset manager and the on-site leasing staff for managing the tenants’ move-ins during early lease up phase
  • Review the handover documents such as punch list, warranty documents, and as-built drawings
  • Maintain relationship with the land use attorneys, municipal officials / inspectors for timely resolution of development and construction related issues and other miscellaneous permits

Minimum Requirements :

  • 5 years' experience in Commercial Development, preferred Multifamily & Hotel projects.
  • Bachelor’s degree (Master’s preferred) in Real Estate, Business, Construction, Architecture, or other related field
  • Proficiency in creating reports and schedules
  • Advanced proficiency in Microsoft Office Suite, specifically Word and Excel
  • Strong research, problem solving and analytical capacities
  • Ability to travel up to 25% of the time within the Orlando Metropolitan area
