SUMMARY OF POSITION

The Facility and Operations Supervisor is responsible for ensuring the McKinney Performing Arts Center (MPAC) is operational and well maintained, to include HVAC, electrical, plumbing, telecommunications systems, sound, lighting, digital projection, and theatrical rigging systems.

This position supervises housekeeping and maintenance staff, including scheduling, leading, and hiring. Work is subject to irregular hours (evening, weekends, and holidays), sometimes on short notice.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Ensures proper operation and maintenance of HVAC, electrical, plumbing, and telecommunication systems; conducts general facility repairs, either personally or through subcontractors, and building operations.
  • Ensures sound, theatrical lighting, digital projection, theatrical rigging systems are properly maintained and are in working order.
  • Plans, organizes, directs and / or performs the activities of technical, housekeeping, security and maintenance of the MPAC;

prepares and posts staffing schedules.

  • Instructs and / or trains subordinates regarding technical, safety, security, housekeeping, and maintenance.
  • Prepares written documents such as event budgets, reports, and correspondence with clearly organized thoughts to properly communicate the needs of venue, artist and the City.
  • Maintains proficiency in the proper use of MPAC equipment; reviews the work of others to ensure compliance with standard operating procedures, federal regulations such as the National Fire Protection Association (NFPA) and the standards / guidelines of the MPAC.
  • Inspects, monitors, and / or evaluates technical equipment to determine compliance with prescribed operating, safety, or other industry standards, regulations, safety guidelines, etc.
  • Reviews and modifies the facility's emergency plan; ensures that staff and volunteers are training appropriately on a regular basis.
  • Conducts general repairs of the facility, either personally or through subcontractors.
  • Operates various lifts to focus and change out lighting on trusses located approximately 23' feet high.
  • Moves pianos, organ and rigging equipment from place to place using dollies or rolling racks.
  • Directs staff in room set-up utilizing rental / event software for various events.
  • Tracks operations, personnel and budget through databases or spreadsheets.
  • Communicates with the general public, other City employees, vendors, management, public officials, and artists.
  • Coordinates work activities and program functions with other City departments, touring companies, road shows, rental companies and lessees.
  • Comprehends and makes inferences from written manuals to maintain, operate, and train others about theatrical equipment.

Understands and interprets blueprints, schematic drawings, and light plots to help companies loading into the Courtroom Theater be successful.

  • Performs various general maintenance duties as required.
  • Supports Main Street Special events as needed.
  • Complies with all written City policies and procedures.
  • Adheres to assigned work schedule as outlined in City and department attendance policies and procedures.

  • Knowledge of electrical, mechanical, HVAC and plumbing systems.
  • Knowledge of principles and methods of setting up and tearing down events, and of the housekeeping / cleaning techniques of a public facility.
  • Budget preparation.
  • Skill to interpret complex service orders into work plans for full and part-time staff that insure delivery of service to facility users.
  • Skill to supervise staff and maintain effective relations between staff and facility users.
  • Skill to analyze facility needs and prepare budgets for operating a large facility, including labor, materials and services.
  • Ability to work effectively and courteously with user groups, their representative and the general public.
  • Ability to work in a team environment; contribute as a team member and treat co-workers, subordinates and customers with respect.
  • Skill to build professional relationships with internal staff and customers.
  • Ability to work independently with minimal supervision.
  • Ability to climb a ladder or scaffolding and work in accordance with standard safety practices.
  • Offer flexibility and adaptability, especially during times of change.
  • Communicate effectively both orally and in writing.

Required Qualifications

MINIMUM QUALIFICATIONS

Any work related experience resulting in acceptable proficiency levels in the below Minimum Qualifications may be an acceptable substitute.

Bachelor's degree and 2 years' experience in building management, event services, theater studies, or closely related field.

CONDITIONS OF EMPLOYMENT

  • Must pass a drug screen and background check.
  • Must have Class C Texas Driver's License.

Physical Demands / Supplemental

PHYSICAL DEMANDS

Tasks involve the ability to exert moderate to heavy physical effort but will involve some lifting, carrying, pushing / pulling or objects and materials of varied weight (5-300 pounds).

Some tasks require visual perception and discrimination and oral communications ability.

WORK ENVIRONMENT

Tasks may be performed with exposure to adverse environmental conditions, such as dirt, dust, pollen, odors, wetness, humidity, rain, temperature and noise extremes, electrical currents or traffic hazards.
