POSITION PURPOSE :
- To oversee the build out of GUESS? Retail stores across the United States and Canada, including managing the design, architectural documentation, and construction phases for all retail store build outs, store renovations, and showroom renovations each year;
- assisting in the development of the capital budgets and schedules for each project working in collaboration with the Accounting Department;
and managing each project against the budget and schedule, ensuring adherence to both.
ESSENTIAL FUNCTIONS :
Duties and responsibilities Complete due diligence on all new projects Coordinate with the Retail Team and Design staff to develop desirable store design and to ensure all project programmatic requirements are met Complete sit analysis and manage site survey process Oversee lease / construction analysis regarding requirements, allowances, and commencement dates Manage the external design effort again the project budget and schedule Negotiation construction work letter exhibits for project leases Review construction documents Complete any required approval processes for the drawings, including building department Prepare packages to be sent out for bidding and contracting Search, select and develop a pool of quality, and reliable contractor / vendor bases for assigned area support company's development needs Review all architectural and engineering documentation to ensure programmatic compliance and minimize change orders
Review specific project pay applications, change orders and invoice ensuring compliance with established project budgets and schedules Manage the external architectural documentation Ensure all local jurisdictional requirements for permitting and occupancy certificates are met with the schedule parameters of the project.
Handle and certificates / licenses / citation issues Manage all activities of assigned general contractors and vendors Select and negotiate final contract terms with the general contractor, millwork supplier, millwork installer, security, signage, landscape, audio, and floor covering vendors.
Ensure consistent use of purchase orders and service agreements. Oversee and approve all costs for the project and then submit to the Sr.
Director of Store Design & Construction Create and implement construction schedules to meet the company expansion plans Supervise construction activities at the job site Update project budgets and schedules weekly Work with retail team to ensure that they are fully informed of any date changes and other information that would impact store operations
Formalize project management documentation and internal communication Make periodic site visits to assigned projects to ensure site progress, provide required clarification to on site contractors, confirm performance of owner's proprietary vendors and evaluate progress pay applications against the work in place Manager the development and completion of the project closeout effort including all warranty letters, final lien waiver collection, contact lists, finish schedules and finish samples Set up all necessary licenses (business licenses, occupancy licensees, etc.
Set up all utilities, alarm systems, audiovisual systems, security systems', POS systems, UPS, garbage removal, etc. Ensure store management team has all necessary information, manuals, and training on all operation functions of the store.
