Position Summary : The Commercial Title Reader is responsible for the thorough examination and analysis of commercial property titles to identify any potential issues or defects.
This role requires detailed investigation of property records, documents, and legal descriptions to ensure accuracy and clarity of title before the issuance of title insurance policies.
The ideal candidate will have strong analytical skills, keen attention to detail, and a deep understanding of commercial real estate transactions and title insurance.
Key Responsibilities :
Title Examination :
Conduct detailed examinations of commercial property titles.Analyze property records, legal descriptions, surveys, plats, and other pertinent documents.
Identify and document any title defects, encumbrances, liens, easements, and other issues that may affect the property.
Document Review and Analysis :
Review legal documents including deeds, mortgages, leases, contracts, and other relevant records.Ensure all documents are accurately reflected in the title chain and identify any discrepancies.
Issue Identification and Resolution :
Identify potential title issues and work with underwriters, attorneys, and other parties to resolve them.Provide recommendations and solutions for clearing title defects.
Report Preparation :
Prepare comprehensive title reports summarizing findings and outlining any issues.Ensure all reports are accurate, thorough, and delivered in a timely manner.
Collaboration and Communication :
Work closely with title officers, underwriters, attorneys, and clients to communicate findings and resolve issues.Provide guidance and support to other team members regarding title matters.
Compliance and Best Practices :
Ensure compliance with all relevant laws, regulations, and company policies.Stay informed about changes in real estate law, title insurance regulations, and industry best practices.
Qualifications :
- Education : Bachelor's degree in real estate, law, or a related field preferred.
- Experience : Minimum of 3 years of experience in title examination, preferably in commercial real estate.
- Knowledge : Strong understanding of commercial real estate transactions, title insurance, and relevant legal principles.
- Skills : Excellent analytical and problem-solving abilities.Attention to detail and accuracy.Strong written and verbal communication skills.
Proficiency in title software and legal research tools.Ability to manage multiple tasks and meet deadlines.
