Position Focus :
The Facilities Superintendent provides supervisory direction over custodial services, and coordination of grounds and physical plant activities at Yale Health.
Yale Health is a 144, 000 square foot facility built in 2010 and located at 55 Lock Street. The building contains over 90 exam rooms, a 24 / 7 Acute Care Department, a 17-bed inpatient facility with two negative pressure rooms, a diagnostic imaging suite including MRI, CT scan, x-ray, and ultrasound, and a full-service retail pharmacy where our 40,000 members receive most of their care.
Yale Health is home to over 150 providers focused on the delivery of patient centered care and has been continuously accredited by the Joint Commission since 2005.
The Facilities Superintendent initiates and cultivates client relationships with Yale Health staff and serves as the primary point of contact to ascertain specific needs and requirements.
Analyzes, recommends, and implements policies and protocols designed to meet internal needs and in alignment with University, State, Federal, and Joint Commission policies and other applicable codes, regulations, and standards.
Participates in the development and implementation of policies and procedures for cleaning the facility. Oversees routine and restorative cleaning, maintenance services, and stockroom / supply management.
Supervises bargaining unit employees and oversees the work of University staff, vendors, and contractors. Plans and schedules work to ensure effective use of resources and to ensure minimal disruption to critical clinical service goals.
Establishes and fosters positive and effective working relationships with Yale Health management and various university departments.
Oversees and administers annual training requirements for staff.
Essential Duties
1. Supervises the day-to-day custodial and / or maintenance operations of a unit, department, or school building within the University.
2. Participates in the development and implementation of policies and procedures for building maintenance and develops preventative maintenance schedules.
3. Conducts building inspections and coordinates repairs and maintenance to facility and physical plant. 4. Determines staff assignments, tool and equipment requirements, and procedures for projects and work requests.
5. Plans, estimates, coordinates, and follows-up on repairs, renovations, and trade projects. 6. Coordinates activities for service response with various trades;
ensures timely delivery and completion of service work in assigned buildings and surrounding areas. 7. Develops detailed work plans and establishes daily assignment priorities and time schedules for staff.
8. Responsible for ensuring up to date maintenance programs and operating procedures are in place to meet all customer needs and regulatory requirements ( building codes, OSHA etc).
9. Interacts with internal contacts to arrange for custodial or physical plan services and to discuss maintenance and renovation projects.
10. Interacts with outside contacts to discuss maintenance, renovation and construction plans to arrange for repairs or to obtain price quote information.
11. Manages a staff of non-exempt employees. 12. May perform other duties as assigned.
Required Education and Experience
Bachelor’s Degree in a related field. Five years of related work experience or an equivalent combination of education and experience.
Required Skill / Ability 1 :
Comprehensive knowledge of Healthcare facilities management, with a particular emphasis in custodial and building operations, materials management and customer service.
Required Skill / Ability 2 :
Working knowledge of Joint Commission standards, infection controls standards and state and Federal codes and regulations governing healthcare facilities.
Exposure to building systems, HVAC, Plumbing and / or electrical.
Required Skill / Ability 3 :
Proven ability to manage and coordinate activities of staff engaged in planning and scheduling of maintenance and repair work.
Experience with performance feedback to direct customer focused teams providing cleaning and maintenance services.
Required Skill / Ability 4 :
Well-developed critical thinking skills and the ability to utilize sound independent judgement in order to resolve issues and rapidly respond to emergent situations.
Well developed oral and written communication skills, including the ability to interact effectively, positively and respectfully with a diverse population.
Required Skill / Ability 5 :
Proven ability to maintain, manage and prepare scheduling, word processing, and spreadsheet documents and reports.
Preferred Education, Experience and Skills :
Experience in hospital / healthcare facilities environmental services management. Building management experience; Experience supervising unionized employees;
experience with systems such as Oracle, SAP or People Soft applications. Experience in an academic institutional, research or medical facilities setting.
Preferred Licenses or Certifications :
CFM Certification - Certified Facilities Manager.

This role is a healthcare worker position.
