Property Manager Bryan TX
We are seeking a full-time Commercial Property Manager Bryan TX to oversee a portfolio of both commercial and residential properties.
This role involves managing all facets of property operations, financial activities, and tenant relations to meet and exceed Net Operating Income (NOI) targets, maintain property conditions, and ensure compliance with all legal and corporate policies.
The Property Manager will effectively manage resources, personnel, and activities to achieve community and property objectives set by the Regional Director and property owners.
This includes maximizing occupancy rates and community value.
Key Responsibilities for Property Manager Bryan TX :
- Serve as the main point of contact for property owners, ensuring their objectives are met and providing timely, accurate financial reports.
- Deliver exceptional customer service to tenants.
- Develop and manage annual operating and capital expense budgets. Prepare monthly performance reports and explain any variances.
- Annually review and reconcile tenant rent and Common Area Maintenance (CAM), insurance, and real estate tax recovery charges.
- Collaborate with the Accounting Department to ensure accurate monthly tenant rent statements. Review tenant accounts, monitor collections, and resolve any issues.
- Handle tenant correspondence related to collections and coordinate the issuance of default notices when necessary. Participate in legal actions as required.
- Oversee daily property operations, including regular property inspections, to ensure all building operations comply with policies, procedures, and management agreements.
- Identify and mitigate physical safety and liability risks at managed properties.
- Manage procurement and expenditure processes.
- Approve and verify accuracy of all accounts payable invoices related to operations, maintenance, and capital expenditures within budget guidelines.
- Work with the Leasing Department on all leasing-related activities.
- Supervise and assist with tenant improvements and capital projects.
- Coordinate and oversee contracts and activities of in-house maintenance and third-party vendors, ensuring compliance with qualifications and requirements.
Qualifications for Property Manager Bryan TX :
- Preferred : Bachelor’s or Associate’s degree with experience in commercial and / or residential property management, with a minimum of 2 years of relevant experience.
- Basic understanding of accounting principles.
- Preferred : Real Estate License.
- Proficient in MS Word, Excel, and Outlook.
- Flexibility in schedule to accommodate operational needs, including occasional work outside regular hours.
Work Hours :
This is a full-time, salaried position. Flexibility to work evenings and weekends as needed is required.
Driving / Travel Requirements :
- Regular use of personal transportation is required for property inspections and other management duties.
- Must have a valid driver’s license and automobile insurance.
