This position is primarily responsible for supervising and coordinating the make ready of vacant apartments. Additionally, they will act as a liaison with the Renovations Department when units under construction are part of that department's responsibility, which may involve checking on contractor status and accepting units.
DUTIES AND RESPONSIBILITIES :
Turns Supervisor will walk all move-outs, taking photos and documenting any charges to be accessed on the resident's Final Account Statement.
Any major items that require replacement or repair should be discussed with Maintenance Manager immediately.
- Classic units should have a pre-move out inspection scheduled 30-days prior to the resident vacating, and a scope of required work and materials drafted and reviewed with the Maintenance Manager.
- Turn Supervisor will leave Turns Checklist form in the unit, to be completed by in-house team and / or contractors.
- Turns Supervisor will check make ready board in One Site daily, for vacant units and move-in dates.
- Turns Supervisor will assist in the scheduling of any contractor service (i.e. painting, cleaning, carpet shampooing, etc.
and the scheduling of in-house technicians to perform punch work and / or repairs.
- Turns Supervisor is responsible for ensuring all preventive maintenance is completed timely, including but not limited to : Cleaning dryer vent, cleaning AC, check to ensure heating is operational.
- Turns Supervisor is responsible for ensuring all apartment screens are inspected by the Turns Team for damage and replaced / repaired when necessary.
- Turns Supervisor is responsible for timely communicating with General Manager / Maintenance Manager, to ensure One Site is updated to reflect accurate make ready dates.
- Turns Supervisor, along with appropriate leasing consultant, will walk finished / completed units together, before signing off as complete.
Maintenance Manager will occasionally accompany this walk-through when available and / or warranted.
- Turns Supervisor is responsible for ensuring all turns meet the completion date deadlines so that residents may move-in as scheduled.
- If renovations are on-going, Turn Supervisor will act as representative of the Renovations Department and walk units to ensure contractor progression during the rough and final stages.
- If renovations are on-going, Turn Supervisor will assist in inspection process, including meeting inspectors for rough and final inspections.
- If renovations are on-going, Turn Supervisor will assist in doing final acceptance walks, overseeing contractor punch-lists and ensuring unit is in move-in condition.
- If renovations are on-going, Turn Supervisor will assist in the acceptance of deliveries and the storage and organization of materials.
- Interprets company policies to workers and enforces safety regulations. Establishes or adjusts work procedures to meet production schedules.
- Suggests changes in working conditions and use of equipment to increase efficiency of work crew.
- Analyzes and resolves work problems or assists workers in solving work problems.
- Initiates or suggests plans to motivate workers to achieve work goals. Maintains time and production records.
- Confers with other supervisors to coordinate activities of individual departments.
- Performs activities of workers supervised.
- Participates in snow removal, building maintenance, grounds clean-up and other tasks, as assigned by management.
- Performs other related duties as assigned by management.
SUPERVISORY RESPONSIBILITIES :
- Indirectly supervises Turn Team employees of approximately 4 people within the Maintenance department(s).
- Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
- Responsibilities include training employees; planning, assigning, and directing work; appraising performance to their supervisor.
QUALIFICATIONS :
- High school diploma or general education degree (GED), or three to six months related experience and / or training, or equivalent combination of education and experience.
- Computer skills required : Microsoft Word & Excel, Outlook
- Other skills required : Carpentry, appliance repair, plumbing experience, minor electrical experience, knowledge of painting, sheetrock repair, etc.
