Maintenance Technician I (Palm Terrace Apartments)

Perform maintenance functions in the community, including rental units, residential common areas, office, grounds and parking lots.

Requires a highly diversified base of knowledge and skills needed to maintain the property to satisfy ownership and management objectives.

Strong skill set in maintenance trade and provide guidance to Maintenance Technician I.WinnCompanies is looking for a Maintenance Technician I to join our team at Palm Terrace Apartments , an 80-unit property located in Auburn, CA.

The work schedule is Monday to Friday, 8 : 00am to 5 : 00pm. The position offers a pay rate of $23 to $24

Responsibilities

• Performs repairs for a variety of areas such as appliances, carpentry, hardware accessories, masonry, painting, as well as basic electrical, plumbing, and HVAC
• Completes assigned service requests and repairs to company standard
• Helps prepare empty apartments to be ready for next round of tenant move-ins
• Maintains grounds through trash management and landscaping
• Complete all resident and site work orders in a timely manner
• Maintain and repair plumbing and heating components.
• Prepare, prime, and paint building interior and exterior surfaces.
• Maintain and repair locks, locking mechanisms, closers, doors, and controllers.
• Maintain and complete documentation for fire extinguishers, fire suppression systems, building alarm contacts and other building systems.
• Perform manual repairs when necessary (fix locks, replace windows etc.)
• Conduct general upkeep procedures (, landscaping) and other tasks as assigned (painting, carpentry etc.)
• Compile with all policies for the safe storage, usage and disposal of hazardous materials
• Participate in ongoing technical, safety, and operational process training programs.
• Maintain a clean and safe work environment.
• Document work performance and materials procurement as directed including weekly and monthly reporting.
• Communicate and provide customer service to all residents, employees, and vendors.

Requirements

• Less than 1 year of relevant work experience.
• General knowledge of electrical, plumbing, appliances, HVAC, and / or carpentry.
• Basic familiarity with computers and tablets.
• Excellent customer service skills.
• A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
• Good communication and interpersonal skills.
• Availability for on-call activity during off-hours for urgent needs.
• Ability to speak and understand basic English.

Preferred Qualifications

• Vocational or technical training.
• CAMT certification.
• Bilingual in English and Spanish.
