Job Description

KEY RESPONSIBILITIES / DUTIES :

Oversees, Maintenance / Engineering Staff, and various contractors (general contractors, security, janitorial, landscaping, parking lot and grounds maintenance, parking management, mechanical, electrical, plumbers, roofers, and others.)

  • Develops, manages, and directs brokerage relationships in the market.
  • Understands current and changing lease terms in the above-mentioned submarket and can skillfully negotiate and prepare Letters of Intent for both renewing and new tenants to COO, Commercial and the Ownership Representatives, via broker representation where applicable.
  • Develop and maintain market knowledge of the buildings surrounding property.
  • Support lease contract-related document preparations (Leases, Amendments, Addendums, LOI’s) and possess a working knowledge of core lease clauses and provisions.
  • Works closely with the Division Head, Asset Manager, and the Property Manager in regard to Landlord Work and Tenant Improvement related estimates.
  • Liaison between Tenant(s) and Property Managers prior to lease execution.
  • Using solid organizational skills and an eye for economic details, track and report on the leasing process to executive management on a weekly basis.
  • Develop and implement marketing plans to improve occupancy.

Qualifications

  • Negotiation experience, detail oriented and strong interpersonal skills to effectively coordinate with clients, partners, tenants, managers, and other professionals.

EDUCATION / EXPERIENCE REQUIREMENTS : (including certification, licenses, etc.)

  • A minimum of two years of successful leasing / property management experience in a commercial office environment.
  • An Active Texas Real Estate Agent License is mandatory.
  • Ability to read, interpret, and fully understand commercial leases. In addition to abstracting leases, and critical lease provisions.
  • Ability to effectively present information to prospective tenants, business owners, and Cirrus’ leadership team.
  • Ability to respond effectively to the most sensitive inquiries or complaints in a timely and professional manner.
  • Make sound leasing / property decisions from market-based projections using knowledge of commercial real estate markets and interpretation of current trends.
  • Proficient in Microsoft Office, especially Excel, PowerPoint, and Word.
  • Experience with Yardi or similar software.
  • Prior experience with maintenance or service ticketing system software such as Angus preferred.

Additional Information

Location : Buena Park

Pay : $21-$24 hourly

Schedule : Monday - Friday (9am - 6pm)
