INC 5000 Rated Real Estate Investment Company is seeking a Property Manager for its locally owned properties in Wichita, Ks.
This will be a full time role with opportunities to move up the ladder. We are a small company with less than 15 employees.
The Property Manager is responsible for maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
We are looking for a Property Manager to be responsible for the direct management oversight of assigned commercial / residential properties.
The goal is to maximize asset value, customer satisfaction and revenue.
You will also assist in managing our Office and Coworking Space called Strategic Workspace.

- Property Management Experience is nice but would take someone that can learn quickly
Compensation : $15 - $20 hourly

Responsibilities :
- Coordinates and manages all facets of resident move-in and move-outs including processing applications to ensure smooth processes
- Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing
- Maintain property by investing and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and contracting with landscaping services to ensure our tenant’s satisfaction
- Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property
- Coordinates and oversees on-site operations including budget implementation, vendor relationships, contractor workmanship, rent collections, accounts payable, etc.

- Contract with tenants by negotiating leases and collecting and refunding security deposits to facilitate smooth move-in and move-out processes
- Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction
- Show units and generate excitement from prospective tenants to ensure all units are leased in a timely manner
- Help create and organize marketing initiatives that generate excitement and new qualified leads / leases
Qualifications :
- Demonstrable skills in negotiation and selling
- B.A. preferred, High School Diploma required
- Customer service or real estate sales background preferred
- Great with people warm, friendly, and helpful in person and on the phone
- Excellent computer skills, including Microsoft Office
