Key Responsibilities :
- Lead the monthly rent process, ensuring accuracy in rental income and prompt resolution of discrepancies
- Perform bank reconciliations, ensuring all transactions are recorded accurately
- Reconcile Common Area Maintenance (CAM) charges, tenant expenses, and operating costs
- Address tenant inquiries and work closely with property management and accounts receivable to resolve issues promptly
- Monitor and reconcile prepaid rent and percentage rent postings
- Manage the property tax process, overseeing accruals, payments, and tenant tax reconciliations
- Collaborate with tax professionals, tenants, and property managers to ensure efficient tax management
- Review and verify tax payment reports for accuracy and compliance
- Maintain and update key financial schedules, including the Foregone Lease Cost schedule
- Review quarterly transactions and ensure accurate recording and reporting
- Prepare general ledger entries and quarterly reports for tenant revenue and expenses
- Conduct quarterly reconciliations to ensure compliance with accounting standards
- Oversee quarterly payments related to operations, ensuring timely and accurate processing
- Draft memos related to lease acquisitions, modifications, and dispositions
- Perform in-depth financial analysis on tenant rent collections, base rent percentages, and deferral agreements
- Prepare and present detailed collections reports, ensuring timely follow-up on outstanding payments
Collaboration and Communication :
- Work alongside teams in Acquisition, Property Management, Asset Management, and Legal to enhance our financial operations
- Communicate effectively with both internal teams and external stakeholders
What We're Looking For :
- Bachelor’s degree in Accounting, Finance, or related field
- 4-6 years of experience in property accounting
- Strong understanding of GAAP and lease accounting standards
- Proficient in accounting software and Microsoft Excel
- Detail-oriented, with excellent analytical and problem-solving skills
- A team player with strong communication and interpersonal skills
- Experience with publicly traded companies, REITs, or the real estate industry is a plus
- Familiarity with internal controls and SOX requirements is preferred
- Experience with property management software
