Job Overview :
The Regional Service Director oversees the management of the maintenance staff assigned to properties within their region including the Panhandle, Fort Walton Beach, Pensacola and Panama City Beach to ensure the physical aspects of the property meet LURIN’s established standards and applicable laws for safety, appearance, and operational efficiency.
Key Responsibilities :
- Coordinate and direct the financial planning and budgeting activities of all maintenance departments within assigned properties.
- Partner with leadership to develop and implement a maintenance budget and regular.
- Review and update processes, procedures, and guidelines to maximize efficiency.
- Oversee and manage maintenance contracts, electrical, phone, and emergency response systems.
- Develop, update, and implement disaster preparedness procedures.
- Ensure renovation, remodeling, and maintenance of assigned properties is being completed to meet established company standards and applicable laws for safety, appearance, and operational efficiency.
- Evaluate needs and review requests for new equipment and maintenance supplies.
- Hire, train, develop, and appraise staff effectively. Take corrective action as necessary on a timely basis and in accordance with company policies.

Requirements
Qualifications :
- Bachelor’s Degree.
- Five to ten years of experience in apartment, residential, or commercial maintenance or related field; previous supervision experience a plus.
- Experience managing a portfolio of 4,000 units or more on a regional level
- Working knowledge of maintenance and repair of items such as HVAC units, plumbing, electrical, household appliances, and painting.
- HVAC or EPA Type II Certification Required
- Ability to work flexible schedule that may include heavy travel, working special event, weekends, and on call.
