Mack Property Management is growing and seeking a Vice President of Operations to support our portfolio in the western part of the country.
The VP will expand our current business by managing a team of professionals in property management services across a multi-state portfolio (AZ / CA / WA).
Expertise in operations and maintenance management with an emphasis on multi-family housing within these markets is vital to this role.
This position will have a huge impact on our growth, with a pipeline of new construction developments opening over the next couple of years.
We are looking for someone who has the ability to drive new business initiatives, improve service offerings and financial effectiveness for an owner group’s business operation.
Essential Functions / Duties / Responsibilities
- Ability to build relationships with owners and other high-level executives, provide recommendations to improve on-site operations, prepare and execute annual budgets and business plans.
- Oversight of varying assets within multiple growing markets consisting of apartment homes, industrial, and commercial space.
- Responsible for the development and implementation of comprehensive programs, initiatives and strategies that promote the achievement of optimal operational, financial and overall organizational performance.
- Demonstrate an ability to influence and lead a disbursed management team while providing hands-on direction to build regional and community-level management team success.
- Ensure implementation and assessment of day-to-day operational goals and standards.
- Work closely with the Director of Maintenance for successful capital expense planning and project management, including renovation and value-add project oversight.
- Direct the Operations Support Manager to aid in the successful tracking and execution of regional goals and objectives.
- Ensure brand standards are implemented and constantly maintained.
- Identify solutions (innovation and process improvement) and make recommendations that improve the overall financial health of the company.
- Assist in the review of annual operating budgets and capital budget planning and execution.
- Review budget variance reporting and provide operational plans to cure setbacks.
- Remain current on state and local ordinances impacting management of our communities across an assigned portfolio.
- Oversee the attainment of positive key performance indicators including initiative adoptions and revenue optimization, etc.
- Provide strategic insight and best practices for asset preservation, capital improvement design decisions for new developments, and smooth transitions of program operations.
- Monitor preventive maintenance programs across an assigned portfolio.
- Review contracts and service agreements at local and regional levels prior to corporate approval.
- Ensure risk management procedures are always maintained, including completion of incident reporting, preventative maintenance, and safety training.
- Additional or non-business hours and varying amounts of travel may be warranted based on the needs of the business.
- Uses company HRIS to document time and attendance, approving timecard for each pay cycle if applicable.
- Performs other duties as assigned.

Education and Experience
- Bachelor’s Degree and / or a minimum of 7-10 years of professional work experience in the multi-family housing industry, or similar business management is required.
- Construction management experience is a plus.
- Experience developing high-performing teams through guidance and mentorship.
- Industrial and commercial management experience a plus.
Compensation, Benefits and Requirements
Salary for this position is highly competitive and commensurate with experience. The compensation structure includes a base salary, paid bi-weekly and qualifies to also earn a performance bonus.
This is a full-time, EXEMPT requiring 40 hours per work week. Additional or non-business hours and varying amounts of travel may be warranted based on the needs of the business.
