In our continued mission to deliver the best value, experience and opportunity for our communities, stakeholders and partners using customer insights and experience, we are seeking a Leasing Financial Analyst who will provide financial analysis, lease administration and portfolio management support to the Leasing and Development Teams.

This position will report directly to the SVP of Leasing with geographic flexibility to work remotely offered by Tanger’s hub-and-spoke approach to a modern Teams-driven workplace.

About the Role :

As the Lease Services Analyst, you will work collaboratively with our Leasing and Development teams and externally with our retailer partners to expertly compile and analyze various data points in administrating leases using multiple sources of data and systems.

How you will contribute to what we do :

Develop, maintain, produce various reports and analyses used daily to gather, evaluate, and assist in creating strategies to maximize leasing production.

Track all new and ongoing development projects along with any renewals and other lease actions; analyze status and work with Leasing team to meet the overall departmental goals

Work in tandem with Leasing team to produce analyses, provide information and assist the overall leasing process from negotiation, to finalizing terms to submitting and memorializing the agreed upon terms through full execution.

Monitor and execute to meet critical dates related to new deals and expirations.

  • Prepare and maintain development and outparcel pro formas, providing research support, due diligence and assisting with regular correspondence to Leasing property teams.
  • Prepare Letters of Intent (LOI) with Leasing, assisting with research and providing support and suggestions on specific lease clauses and potential areas of improvement.
  • Enter and track negotiation terms and KPI’s throughout the process maintaining accurate and timely information for Leasing and the rest of the organization to review, plan and execute to.
  • Research key zoning, entitlement and local jurisdictional requirements, lease terms and data for Leasing and Executive management teams.

Use lease research to help improve form leases with tenants, reducing liability and adverse lease provisions and enhance Tanger’s position.

  • Process, assemble and help prepare economic deal terms and PPT decks for Real Estate and Investment Committee on a monthly basis
  • Provide due diligence and lease research for potential investments, acquisitions and / or
  • Prepare miscellaneous and highly confidential reporting as needed for Executive Management.
  • Prepare tracking and coordinate efforts to avoid potential risks and avoid help mitigate alternative rent losses.
  • Maintain intimate industry knowledge to ensure compliance with the best interest of the assets, and Company in mind; Identify problem areas and recommend action plans to mitigate risks.
  • Strive for continuous improvement, drive metrics and cost-effective processes. Utilize best practices to gather all information, perform workflow analyses to identify opportunities to simplify, standardize, and streamline efforts within the department’s processes and systems.

Design, plan, and work with the staff to implement and manage accordingly.

  • Work with IT to enhance existing systems as necessary and help identify, create, develop, and deploy new tools, database systems and reporting capabilities to increase efficiencies, data integrity, accuracy, and transparency across all areas of the company.
  • Special projects and other duties as assigned.

About You :

  • You have a Bachelor’s degree in business or related field and one (1) to three (3) years of experience in lease administration, finance, property management or similar field or any equivalent combination of education and experience.
  • You can work in a fast-paced environment; possess exceptional organizational and time management skills to help plan, prioritize, and manage multiple high-level projects with differing levels of complexities even through frequent interruptions and changing deadlines.
  • You are capable of analyzing, identifying, gathering, synthesizing complex information, and interpreting data used to accurately create, generate, and maintain diverse reports and documents utilizing databases, spreadsheets, and communications.
  • You can create and manipulate Excel Spreadsheets including advanced Excel functions such as : pivot tables, conditional formatting, charts, graphs, logic functions, vertical lookups, and horizontal lookups.
  • You have a high attention to detail with a general knowledge of and the ability to read and comprehend legal lease language as well as demonstrate the correct use of grammar, spelling, and punctuation in all produced documents.
  • You demonstrate clear and effective communication skills with an ability to interact effectively both internally and externally.
