Defined Role : The Director of Asset Management role is a highly skilled, influential, and extremely motivated person that encompasses endless energy, exemplifies an unsurpassed level of integrity with an entrepreneurial spirit and has an insatiable appetite for processes and procedures.

This role will report directly to the President with an intense focus to shape and influence our culture inside the Asset Management team therefore creating an environment where our people become transformational leaders and contributors.

This change agent will think strategically, with a deep understanding of each of the platforms’ business needs and will be responsible for hiring, managing, and developing a team of high-performing Asset Managers as we scale.

Additionally, the candidate will play a pivotal role in visioning and architecting our systems, process, and candidate experiences inside the Asset Management team.

The ideal candidate will come from an operations and high growth background, managing outcomes through principled and data-driven approaches.

Responsibilities include but not limited to :

Cross-Functional Collaboration and Accountability :

  • Build and maintain strong relationships across Auben Realty, collaborating with property management teams and equity partners to ensure alignment and maximize portfolio performance.
  • Provide regular communication and strategy guidance to the property management team on revenue, expenses, and Net Operating Income (NOI) for assigned properties.
  • Conduct site visits and inspections, addressing occupancy, capital expenditures, leasing, and renovation progress.
  • Serve as the main point of contact for debt and equity providers and key investment stakeholders.

Monthly Reporting and Financial Analysis :

  • Partner with the Accounting team to ensure timely, accurate financial reporting.
  • Oversee the annual capital and operating budgets, implementing adjustments as needed to achieve business plan objectives.
  • Analyze and approve monthly operating statements, addressing variances with action plans and managing cash flow, distributions, and lender requirements.
  • Ensure compliance with investor agreements, monitoring asset performance and recommending strategies to enhance returns.
  • Assess economic trends in sub-markets to forecast impacts on asset disposition, advising on market-informed exit strategies.
  • Manage tax appeals, loan compliance, replacement reserves, partnership expenses, and ancillary income.

Business Plan Execution :

  • Collaborate with the Acquisitions team to develop and execute asset business plans.
  • Partner with the Construction Management team to ensure projects are completed on time and within budget.
  • Drive income maximization and cost efficiency by addressing management turnover, resident satisfaction, revenue management, and vendor relationships.
  • Create and gain equity partner approval for annual asset budgets, informed by market analysis.
  • Proactively identify risks to the business plan and implement mitigation strategies, maintaining compliance with local regulations and market guidelines.

Qualifications :

  • Positive, adaptable attitude, with a focus on continuous improvement and innovation.
  • Highly motivated, strategic thinker with strong quantitative, financial, and analytical skills.
  • Proven track record in leadership and asset management within real estate.
  • Exceptional interpersonal skills and experience building relationships with internal teams, third-party management, and equity partners.
  • Advanced skills in Microsoft Excel and familiarity with industry-standard software (e.g., AppFolio).
  • Integrity and a commitment to excellence, with a strong reputation in the industry.
  • Ability to work independently and within teams in a dynamic environment.
