Summary : Under the general supervision of the Building Official, the Building Inspector is primarily responsible for performing inspections of commercial buildings, including new construction, tenant improvements, remodels, and complex multi-use developments. This position ensures compliance with applicable codes, ordinances, and safety regulations, including structural, mechanical, electrical, plumbing, and accessibility (ADA). The role includes reviewing construction plans for commercial projects, conducting inspections at various phases of development, identifying potential code violations, and preparing detailed reports. The Building Inspector also serves as a technical resource to contractors, developers, architects, engineers, and the public regarding commercial building regulations and construction standards. Residential inspections may be assigned as needed.

Examples of Duties

• Perform field inspections of commercial buildings and structures under construction, renovation, or repair. Ensure compliance with local, state, and federal building codes (e.g., IBC, IFC, NEC, IECC, ADA).
• Work closely with commercial developers, architects, engineers, and general contractors to provide code clarification and ensure timely project progression.
• Coordinate inspection processes with internal departments (e.g., zoning, fire safety, engineering) to ensure comprehensive code compliance across all aspects of development.
• Investigate violations and enforce compliance with local codes and ordinances. Issue correction notices and stop work orders as needed.
• Maintain accurate and up-to-date inspection records, including photographs, reports, and notices. Document all code violations and corrective actions taken.
• Assist in the review and approval of building permits and occupancy certificates for commercial properties.
• Perform inspections related to ADA accessibility, energy efficiency, sustainability compliance, and specialized commercial installations such as commercial kitchens or elevators.
• Offer technical assistance to contractors, architects, engineers, property owners, and business representatives regarding commercial code requirements and best practices.
• Provide mentorship and training to junior inspectors or new hires, especially in commercial inspection techniques and safety standards.
• Respond to emergencies, natural disasters, or incidents that require structural damage assessments or rapid safety inspections of commercial properties.
• Assist in evaluating and refining inspection processes and procedures to improve efficiency, accuracy, and customer service.
• Represent the inspection division in public meetings, pre-construction conferences, or enforcement hearings related to commercial development.
