The department of Maintenance in Facilities and Services at West Virginia University is currently accepting applications for a Building Maintenance Manager.
About the Opportunity
Under the general direction of the Assistant Director of Zone Maintenance, the Building Maintenance Manager supervises personnel and programs designed to control maintenance and alterations of University facilities.
Ensures compliance with applicable Federal, State, and local codes and WVU policies and procedures. Acts as Facilities Management Maintenance liaison with the WVU community.
Supervise various crafts technicians assigned to shops.

What You'll Do :
- Responsible for the preparation of multiple weekly status reports and associated meetings.
- Responsible for the identification, prioritization and management of deferred maintenance items.
- Develop and execute an operation budget. Develop and implement plans for repair and maintenance to include identification, prioritization, budget development, design and scheduling.
Ensure associated maintenance, repair and alteration requests meet all applicable codes and assigned deadlines.
- Manage annual personnel budget ensuring overtime budgets are met while supporting after hours events and emergencies.
- Maintain highly technical and critical environmental systems that support millions of dollars of University research projects in engineering and animal research facilities.
- Effectively and accurately communicate with staff, customers and administration all issues, concerns and resolutions.
- Ensure building systems are functioning 24 hours a day to ensure student and employee comfort.
- Set vision and develop departmental goals objectives to deliver highly technical maintenance skills and timely services to exceed customer satisfaction.
- Provide leadership to staff through continuous feedback as to effectiveness, performance, quality and customer service levels.
Operates in a for profit mind set.
- Develop, implement, train and measure staff performance based on department objectives and metrics. Train staff on proper safety procedures and observe workforce in the field to ensure compliance.
- Assess employee skill levels and identify appropriate training for improvement.
- Manage the apprentice program for employees enrolled in this area.
- Utilize computerized maintenance software to evaluate department efficiency, identify call back issues, repetitive problems, etc.
and to evaluate metrics. Apply these metrics to preventive maintenance, cost tracking, labor, materials and compliance to priority codes and objectives.
- Develop, initiate, and document operating procedures for areas and processes supervised.
- Assist in the administration of the payroll system by keeping all data in MyTime accurate and by approving leave and time cards.
- Provide work assignments for various employees. Supervise work methods and assignments. Oversee progress of work. Inspect completed work requests to ensure quality control.
Inspect campus to locate prospective work or maintenance required and communicate it to appropriate WVU personnel.
- Conduct Employee Performance Evaluations and Reviews.
- Ensure Employees are following WVU policies and procedures and may take disciplinary actions when necessary.
- Act as liaison between Facilities Management Maintenance and the University community for training, planning, organizing, and implementing special and routine tasks associated with corrective maintenance and repair requests and preventive maintenance requests.
- Coordinate with other craft / trade shops to ensure work requests are completed cooperatively, creating efficiency and assuring timely completion of the customer request.
- Responsible for the daily and ongoing management of inventory for all equipment and supplies in area of responsibility.
Qualifications
- Bachelor’s degree or equivalent combination of education and experience.
- Completed course work directly related to mechanical, electrical or systems engineering and experience in facilities management, HVAC or mechanical maintenance, which provides the knowledge, skills and abilities to perform the essential duties and responsibilities of the job may be considered.
- Four (4) years Facilities management experience with a focus on supervision of general facilities repair, mechanical maintenance, commercial HVAC, plumbing, electrical and Preventive Maintenance staff.
