Performs routine trouble calls, preventative maintenance procedures, and repairs on buildings’ mechanical equipment.
MINIMUM QUALIFICATION REQUIREMENTS
- High school diploma or general education degree (GED)
- A mechanical aptitude and interest in construction related work, maintenance and repair of equipment and machinery.
- Experience with safety procedures concerning the use of common hand tools and power tools.
ESSENTIAL FUNCTIONS
- Makes adjustments and minor repairs to heating, cooling, ventilating, plumbing, and electrical systems.
- Cleans plumbing, HVAC flues, ducts and connecting pipes, using power and hand tools.
- Drives vehicles required to perform or travel to job sites, including vans and light trucks.
- Follows procedures for the use of chemical cleaners and power equipment, in order to prevent damage to operating systems and fixtures.
- Monitors building security and safety by performing such tasks as locking doors after operating hours and checking electrical appliance use to ensure that hazards are not created.
- Moves heavy furniture, equipment, and supplies, either manually or by using hand trucks.
- Mows and trims lawns and shrubbery, using mowers, hand power trimmers, and clear debris from grounds.
- Notifies supervisors concerning the need for major repairs or additions to building operating systems.
- Requests supplies, tools and equipment needed for repair and maintenance duties.
- Sprays insecticides and fumigants to prevent insect and rodent infestation.
- Performs minor and major repair of all buildings and equipment.
- Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.

- Cleans and inspects boiler; treats water with proper chemicals.
- Calibrates and repairs pneumatic systems.
- Replaces broken windows; repairs doors, door locks and closets; installs window blinds.
- Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
- May operate a computer which controls and monitors mechanical equipment and utility systems.
- Performs minor repairs of electrical outlets and wiring.
- May repair electrical locks and control panels to maintain building security.
- Responds to emergency maintenance and repair requests as required.
- Assists with the renovation / remodeling of buildings; repairs plaster and drywall; paints building structures.
- Maintains records of scheduled maintenance procedures.
- May obtain estimates for supplies, repair parts; orders parts as needed.

While performing the duties of this job, the employee is frequently required to stand; walk; use hands and fingers, reach with hands and arms;
climb or balance; stoop; kneel; crouch; or crawl. The employee must frequently lift and / or move more than 50 pounds.
