Apartment/Community Manager

We are seeking a dedicated and experienced Onsite Apartment Community Manager who is bi-lingual in English and Spanish, with reliable transportation to commute between communities and corporate offices.

The candidate should possess a current Nevada Real Estate salesperson license with a property management permit. However, if not currently licensed, the candidate must be willing to obtain these credentials on their own time;

reimbursement for tuition, books and licensing fees will be provided upon completion of licensing. The Community Manager will oversee and ensure exceptional living experiences for our residents.

As an Onsite Community Manager, you will be responsible for the community's overall operations, leasing, maintenance, and financial performance.

Responsibilities :

• Manage day-to-day operations of the apartment community, including leasing, maintenance, and resident relations.
• Conduct property tours for prospective tenants, respond to inquiries, and assist with leasing activities.
• Ensure timely rent collection, handle delinquent accounts, and handle eviction processes as necessary.
• Supervise onsite maintenance staff, vendors, and contractors to maintain property appearance and address maintenance issues promptly.
• Oversee repairs, unit turns, and maintenance projects to ensure quality and efficiency.
• Implement and enforce property policies, lease agreements, and fair housing regulations.
• Maintain accurate records of resident leases, applications, maintenance requests, and financial transactions.
• Prepare and manage budgets, financial reports, and property expenses to meet revenue and expense targets.
• Foster positive relationships with residents, handle resident complaints and inquiries, and promote resident satisfaction.
• Monitor market trends, conduct competitive analysis, and implement marketing strategies to attract and retain tenants.
• Collaborate with corporate management, participate in meetings, and provide regular updates on property performance.

Qualifications :

• Previous experience in property management, preferably in multifamily residential communities.
• Strong leadership and interpersonal skills, with the ability to motivate and manage a team effectively.
• Excellent communication skills, both verbal and written, in English and Spanish.
• Possession of a current Nevada Real Estate salesperson license with a property management permit is desirable.
• Willingness to obtain a Nevada Real Estate salesperson license with a property management permit if not currently licensed.
• Proficiency in property management software (e.g., Yardi, AppFolio) and Microsoft Office Suite, including Excel.
• Knowledge of fair housing laws, leasing practices, and property maintenance standards.
• Ability to oversee repairs, unit turns, and evictions while ensuring compliance with policies and regulations.
• Bachelor's degree in Business Administration, Real Estate, or a related field is preferred but not required.
• A current Driver's License and reliable transportation to commute between communities and corporate offices.
