Job Summary :
Inspects facilities interior and exterior, mechanical components of heating and air conditioning equipment as well as ventilating equipment;
to include plumbing systems. Documents all inventory data collected through inspections and facility turnoversin computerized maintenance management system (MAXIMO AND GFEBS).
Prepares and maintains records of inspections, to include presentations and briefings when required.
Responsibilities
Job Responsibilities :
Under limited supervision, inspects and documents the physical condition and functional performance of facilities (interior, exterior), utilities, equipment, and maintenance and repair (M&R) needs.
Includes capturing equipment data such as serial numbers, model numbers, motor RPM, pump flow data, etc.
- Identifies replacement timeline for majorcomponents.
- Develops and maintains inspectionchecklists.
- Records field observations on checklists and enters into a computerizeddatabase.
- Integrates Installation Status Report Checklists with newly developed component checklists.
- Develops Component and Facilities Inspection Schedules
- Compiles data into reports, presentations or briefings whenrequired.
- Analyze data to convey maintenance needs for improvement in preventive maintenance programs.
- Responsible for inputting and updating automated data systems.
- Identifies equipment and component replacement requirements.
- Monitors maintenance,repairand construction activities to adjust Component Inspection Frequencies and Checklists
- Attends facility turn over meetings to verify and sign for all facility maintenance documents.
- Conducts Predictive Maintenance Task
- Performs other related duties as required.
- Responsible for conforming to all safe work practices and procedures.
Qualifications
Minimum Qualifications :
- Associates Degree in Mechanical or Electrical Engineering.
- Two years of additional experience may be substituted for each year of education.
- Four years in one of the fields involved in facilities design, installation and maintenance.
- Knowledge of blue-print reading, mathematics and drafting.
- Must have the ability to read, interpret and understand contract terms, specifications and drawings.
- Knowledge and ability in computer applications.
- Ability to communicate effectively.
- Valid State Driver's License.
- Must be able to receive a security clearance for access to material up to and including SECRET and / or pass a National Agency Check
Desired Qualifications :
- Bachelor's degree in mechanical or electrical engineering
- Six years Building Construction / Inspection with experience with AUTOCAD and / or GIS application.
