Watercrest Senior Living is looking for a Plant Operations Specialist who is able to travel to our multi-state communities while providing oversight, support, and training of the physical, safely, and cleanliness upkeep of our communities.
The role entails assisting in the planning, and building of a strategic vision for plant operations, and ensures effective plans and controls are in place.
Leads in creating plans and mechanisms to ensure facilities and services are properly positioned to deliver high-quality living experiences and overall safety of all residents, families, visitors, and associates.

ESSENTIAL JOB FUNCTIONS :
Develops and builds a substantive preventative maintenance program designed to keep all equipment in good working order.
This includes the HVAC system, fire alarm system, emergency call system, generator, kitchen equipment, irrigation system, sprinkler system, and outside walkways.
- Conducts quarterly walk-throughs with the Environmental Services Directors at the communities to identify areas of concern and those needing attention.
- Works with Environmental Services Director and community leadership with asset management to develop and drive plant operations services goals and plans.
- Ensures communities are responding appropriately to work orders for resident in communities; along with staying on top of apartment turns to ensure apartments are rent ready for move ins.
- Manages and coordinates compliance with local, state and federal building codes, SDS, OSHA, EPA regulations, and fire codes.
- Works within the legal scope of local and state codes. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals used and takes necessary precautions.
Implements policies and procedures for staff related to such precautions.
- Provides training and direction to communities for associate training in emergency preparedness, life safety, personal protective equipment, OSHA (Occupational Safety and Health Administration) mandated training, and other required training.
- Assesses property damage and files property damage claims in accordance with company policy.
- Oversees and reviews for approval of community CapEx request.
- Strategically advise on capital projects while offering on-demand project management assistance.
- Responsible for interviewing all open Environmental Services Director positions at the communities.
- Provides, support, training, and evaluation for all Environmental Services Directors at the communities.
- Develop, implement, and train safety policies and procedures.
- Performs other duties as assigned or needed.
KNOWLEDGE, SKILLS AND ABILITIES :
- Able to communicate effectively with all levels of management, team members, residents, family members, guests, vendors, referral sources, and outside contacts.
- Able to manage revenue and expense budget.
- Able to make independent and educated decisions.
- Must be able to communicate in a warm, friendly, and caring manner.
- Must be familiar with and adhere to guidelines related to the Fair Housing Act (FHA), American with Disabilities Act (ADA), and general building code knowledge.
- Must possess a passion to work with and around senior citizens.
- Must possess fundamental skills to operate Microsoft Word, Excel, Power Point, and Outlook.
- Proven maintenance experience.
- Skilled in the use of hand tools and power tools.
- Ability to take apart machines, equipment, or devices to remove and replace defective parts.
- Ability to check blueprints, repair manuals, or parts catalogs as necessary.
- Experience with precision measuring instruments or electronic testing devices.
- Strong follow up skills.
- Eye for detail.
- Ability to maintain focus while working individually.
- Excellent organizational and time management skills
EDUCATION REQUIREMENTS :
- High School Diploma or equivalent
- Associates Degree preferred
EXPERIENCE REQUIREMENTS :
- At least (5) years’ experience in maintenance / plant operations position
- Two (2) or more years in the senior living environment
