Seeking a Design Lead for a firm that works with clients across the United States to combat the affordable housing crisis by reimagining construction with world-class innovation.

They define success by constructability and achieve it through highly coordinated BIM models and a carefully executed quality control plan.

This position will be responsible for meeting with clients, managing the modeling team in creating project drawings, designs, and layouts, assuring compliance with industry regulations and factory-related constructability requirements, permitting deliverables, and overall quality of work performed.

To be successful as a Design Lead, the candidate must have excellent technical skills and be proficient in Bluebeam, Revit, and Building Code.

Candidate should possess excellent communication and customer service skills and should have the creativity to shape innovative design.

Key Responsibilities :

  • Design Development
  • Iterative process in which the Design Lead will work in Bluebeam to develop a preliminary study of the modular architecture scope of work considering its basic infra-structure (risers’ locations, ducts, DWV run, etc.

to review and discuss during the preliminary stages of Design, and most preferably with external consultants during each one of the (4) pre-scheduled design calls.

  • Includes all six main product disciplines (architectural, mechanical, electrical, plumbing, low volt, and structural).
  • Requires direct communication with external consultants, project stakeholders, and manufacturing partners to ensure modular feasibility and constructability.
  • Design Assessment
  • Proactively reviewing and discussing issues that may affect the building layout and impact feasibility from a modular constructability and code perspective.
  • Process and Design Optimization
  • Includes fostering & assisting with the development of new technologies, processes, and workflows, based on modeling & coordination of best practices and requirements.
  • Testing these new technologies, processes, and workflows, as well as communicating the results to the upper management.
  • Working with directors and other managers to implement these changes within the organization.
  • Conflict Resolution

Includes following up with consultants and stakeholders to review and discuss issues, inconsistencies, and inefficiencies in the design.

Team Performance

Requires an intimate level of understanding towards scope-of-work, schedule, requirements & specifications, as well as individual capabilities.

Facilitate follow-up meetings with the team or individuals to Assure the team members are on the same page and understands the expectations for the deliverables, constraints, and timelines.

  • Team / Individual Training
  • Consistency is crucial from a product development standpoint and must be part of overall QA / QC processes and ensured by every Design Lead in the organization as it drives quality towards deliverables.
  • Whenever consistency is affected due to lack of understanding or low individual performance, it is the Design Lead’s responsibility to coordinate internally and work with the team (or individual), proactively developing and implementing training processes that will improve everyone’s skills.
  • Resource Management
  • Additional resource allocation must be communicated and approved by a director prior to becoming effective.
  • Deliverable Management
  • Includes the design lock / client approval package, preliminary schematic MEP drawings, shop drawing packages, state submittal package, etc.
  • Final approval must be given by the Design Director.
  • Plan Review Management

  • Communication

Includes reporting pending items, inconsistencies, and overall issues to consultants, ownership, design team and factory (if known) as well as following up accordingly and in a timely manner.

Project Reporting

Requires direct communication with the project management team & directors, so they may efficiently manage the actual completion & product baseline.

Formal / informal communication process.

Work with Project Managers on the weekly status report.

Includes meetings with the team (modelers, directors, and product managers) to review and coordinate work-in progress.

Meeting Management

Requires direct communication with the project management team and external consultants, so they may all understand and approve which units we will be using for the virtual reality meeting.

Inform consultants and design team on design calls adjustments, Pre-VR requirements, and VR adjustments.

The exact date for sharing this information with consultants shall be provided in the schedule document.

  • QA / QC
  • Includes reviewing the work-in-progress plans and Revit model, checking families being used and verifying if they are matching the ones that have been specified in the spec lock document, as well as coordinating outstanding open items with the modeling team and following up on issues & inconsistencies.
  • Run Design Coordination Calls & VR Meetings
  • Requires an intimate level of understanding of the latest design team progress, as well as in-depth knowledge of the product requirements, schedule, scope of work and modular feasibility.
  • Coordinate & Communicate Overall Issues with Consultants

Includes working proactively to solve them within the project schedule, reporting deviations & inconsistencies to clients, product managers and directors, as well as following up on pending & outstanding open items.

  • Coordinate with Integration team and set up hand off meetings.
  • Includes updating / Working through any issues the integration team finds or needs refined.
  • Also includes setting up hand off meetings to hand off the project and / or drawings to the integration team (first submittal, CAR items, Final submittal, and addendums)
  • Attend the update meetings the integration team set up to go through any recent changes from the design side or any questions from the integration side.
  • Coordinate design changes with the BIM team and outside consultants.
  • Includes communicating RFIs that have been approved, updated specs, layout changes, new requirements, product addendums, etc.
  • Assist in any design changes with Integration leads.
  • Includes assisting with printing, modeling and / or documenting on Revit.
  • Answering and working through any questions / concerns from the design leads.
  • Set goals & objectives for the project and assign tasks.
  • Ensuring plans are accurate and easy to interpret
  • Includes checking if specs match the spec document, if the BIM model matches the latest received drawings, if there is anything missing or in the wrong product phase (i.

e., factory installed instead of site installed).

Liaising with design teams, clients, architects, engineers, and project managers.
