Responsibilities :
Related Ross is seeking an HVAC Technician / Operating Engineer to support their class A commercial office asset, Phillips Point.
The HVAC Tech / Engineer, under the supervision of the Chief Engineer, performs mechanical tasks to ensure the smooth functioning of building operational units.
The HVAC Tech / Engineer play a vital role in installing, maintaining, and repairing heating, cooling, and air conditioning systems, as well as, performs maintenance and repair work on plumbing and electrical systems and equipment.
The HVAC Tech / Engineer is responsible for the following :
Operation, maintenance and repair of heating, ventilation, air conditioning equipment and other equipment incidental to the operation of the building.
Other related duties and special projects, as required.
The tasks of the HVAC Tech / Engineer include, but are not limited to, the following :
Provides engineering and technical assistance.
Conducts building checks and periodic inspections of designated building facilities and equipment. Reports unusual problems or concerns.
Inspect and maintain HVAC systems to ensure they operate efficiently.
Cleaning ducts and filters and checking for leaks within HVAC systems.
Refilling refrigerants, lubricating parts, and fixing drainages within HVAC systems.
Adjusting system controls for optimizing system performance of HVAC systems.
Cleans electrical appliances and equipment; traces short circuits; replaces fixtures and checks switches and fuse boxes.
Reports non-compliance with drawings and specifications to the Assistant Chief Engineer or Chief Engineer.
Collaborates with contractors.
Maintains accurate records and files.
Repairs and performs preventive maintenance on general building facilities and electrical, mechanical, and communication systems.
Responds promptly to fire alarm systems. Disengages electrical, water and / or gas systems.
Maintains the appropriate documentation of maintenance and repair records to ensure compliance with applicable regulation codes.
Other related duties, as required.
Qualifications : KNOWLEDGE AND SKILLS
KNOWLEDGE AND SKILLS
Stable employment record with 2+ years experience in the field.
STrong familiarity with HVAC components and systems and the ability to disassemble and reassemble complex systems.
Must possess thorough knowledge and understanding of building systems including, but not limited to : HVAC, Plumbing, Electrical, BMS, Fire & Life Safety and all related systems.
Ability to read and interpret drawings, blue prints and specifications.
Working knowledge and the ability to utilize desktop computers with software packages such as Microsoft Office, PowerPoint, Outlook, & Project.
Any additional program knowledge is a plus.
WORKING CONDITIONS
Position is located at Phillips Point, 777 S Flagler Drive, in West Palm Beach, FL.
The work environment is representative of field conditions and situations the employee would face while performing job functions.
While performing these duties, an employee can be faced with wet and / or humid conditions, moving mechanical parts, high precarious places, outside weather conditions and vibrations.
The employee is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, electrical hazards and a moderately noisy location.
