Lisa Management, a NYC based real estate company is looking for a Superintendent for a scatter site affordable housing preservation project in Brooklyn.
The Superintendent will be responsible for managing the building staff, responding to and managing emergency service calls and situations, and maintaining a clean and safe environment for the residents.
The ideal candidate should be handy, possess a working knowledge of building systems and apartment building facilities management and maintenance, possess excellent communication skills, and be capable of maintaining the highest level of professionalism.
Duties include but are not limited to :
- Report to / supported by the Facilities Manager and Property Manager
- Accountable for 3-5 walk-up buildings, unassisted
- Perform basic maintenance tasks such as :
- Trash removal
- Organizing and preparing for DSNY pick up
- Cleaning all common areas
- Oversee / execute day-to-day maintenance operations, the completion of work orders and tracking work orders in management software.
Report to various locations in the scatter-site portfolio and oversee / execute work done in apartment units and building common areas
- Inspect units for damages upon move out or upon completion of work, or to ensure that all apartments are kept up to NYC’s HQS guideline
- Respond to emergencies
- Oversee contractor work in the field, reporting to the management team, weighing in on needed vendor / contractor work
- Arranging access for construction teams, contractors, inspectors, and managers.
- Maintain schedule for the team : tenant moves, contractor / vendor work, etc.
- Attend required meetings and implement company initiatives in the field
Qualifications :
- 3+ years of experience in building maintenance
- Lisa Management is looking for a dependable self starter who will diligently work to execute team goals
- Able to work alone and manage assigned properties
- Excellent communication skills written and verbal
- Excellent organization skills, with proven ability to meet multiple deadlines.
- High level of working knowledge in the fields of plumbing, steam heating systems, light electrical work, carpentry, and elevator systems.
- Experience with / understanding of NYC local laws and building compliance building compliance, identifying, and tracking violations, working with management and violations expeditors to clear violations and reporting on progress
- Standpipe, Fire Safety, HVAC elevator certifications, licenses, or the completion of any other pertinent training courses preferable (on the job training and licensing available)
- OSHA 30 certified preferable
- High School Diploma or Equivalency preferred but not required
Job Type : Full-time
Salary : $18 an hour
